Here's a stat worth celebrating: mortgage affordability just improved for the tenth quarter in a row.

National Bank data shows the mortgage payment on a typical home has dropped to 51.1 percent of median income, the best level we've seen in a while. At the same time, July home sales eased slightly compared to last year, which sounds like mixed news but actually points to a market that's leveling out rather than overheating.

For buyers who've been waiting for a clearer sign, this combination, easing sales alongside genuinely improving affordability, is exactly the kind of steady progress worth paying attention to. It doesn't mean the same story everywhere, but the national trend is a real, fact-based reason for optimism.

The Bank of Canada is holding steady for now. 🇨🇦

With the overnight rate remaining at 2.25%, prime stays at 4.45%, which means no immediate change for variable-rate mortgages, HELOCs or lines of credit tied to prime.

Fixed rates are a different story. They follow the bond market, so they can still move even when the Bank of Canada doesn’t.

Inflation nudged higher in July, landing at 3.0 percent year over year, up from 2.8 percent.

Before that number worries you, here's the context. Gas prices did most of the heavy lifting, up nearly 26 percent from last year. Strip that out, and inflation actually held steady around 2.2 percent, close to what the Bank of Canada likes to see. Most economists still expect the Bank to hold its key rate at 2.25 percent for the rest of the year, treating the gas spike as temporary rather than a trend.

For anyone on a variable rate mortgage, that steadiness is genuinely good news. It means your payment isn't likely to move because of this report, and it gives you a stable base to plan around while the bigger picture plays out.

Bond markets had a wild week, and mortgage rates came along for the ride.

Here's the connection: fixed mortgage rates closely follow the yield on government bonds, which is essentially the return investors earn on government debt. When that yield climbs, lenders raise fixed rates to match. This week, renewed trade tensions pushed Canada's five-year bond yield higher, and fixed rates on three to five year terms followed with increases of 10 to 20 basis points (a basis point is just one one-hundredth of a percent).

If you're shopping for a home or holding a pre-approval, this is a great reminder of why a rate hold matters. It locks in today's rate while you search, so a bump like this one doesn't change your budget. And because so much of this move was tied to short-term trade headlines, it could shift again just as quickly.

Here’s a number worth celebrating: mortgage affordability just improved for the tenth quarter in a row.

National Bank data shows the mortgage payment on a typical home has dropped to 51.1 percent of median income, the longest stretch of improvement on record, even though affordability is still below historical norms. July home sales dipped 5.3 percent from a year ago, though sales actually ticked up slightly month over month, a sign the market is steadying rather than falling apart.

This steady trend means more Canadians are edging closer to being able to afford a home, even if headlines about softer sales sound discouraging.
