Appraisals, a necessary evil of obtaining a mortgage.

Yes they are expensive, yes they can slow down financing, no you don’t get a copy.
HOWEVER, they protect you from over extending on your home, and they protect the lender from fraud and ensuring the value is there. So they are worth it!! 👌

If a rate seems too good to be true, check the fine print! Low rates come with A-LOT of restrictions, including sales clauses. And if your mortgage has a sales clause attached to it, you are shackling yourself to that lender until you sell your house! No refinancing, no shopping for a better rate, you are stuck. No rate is worth that!

When it comes to choosing a rate, there a 3 types of people.

Variable Rates = open to a little risk, understands the pros and cons, treats a mortgage similar to an investment

3 Year Fixed = Watching rates closely, and wants an opportunity to shop them again in the near future.

5 Year Fixed = Set it and forget it. Wants to just make the payments and not think about mortgages for the next 5 years.
