When your mortgage term ends, your lender will mail you a renewal offer. Most Canadians sign it and send it back. That is one of the most expensive habits in personal finance.

Here's what that renewal letter won't tell you:

⚠️ You are not obligated to stay with your lender
⚠️ The rate they offer you is almost never their best rate
⚠️ Switching lenders at renewal costs nothing, and can save thousands

What you should do instead:

✅ Contact a mortgage agent (broker) 4–6 months before your renewal date — lenders can hold a rate for you in advance
✅ Compare offers from 50+ lenders, not just one
✅ Use renewal time to reassess your term, payment frequency, and whether refinancing makes sense
✅ Ask whether your current mortgage structure still fits your life and goals

Renewal isn't just paperwork. It's a financial opportunity, and it only comes around every few years. Don't let it pass without making it work for you.

📩 When does your mortgage renew? Let's start the conversation now.

Credit card debt at 19–22% interest. A car loan at 7–9%. A line of credit you've been carrying for years.

Now look at your mortgage rate.

If you've been in your home for a few years and have built up equity, a **mortgage refinance** could allow you to consolidate that high-interest debt into a single, significantly lower rate, freeing up cash flow and cutting what you pay in interest every month.

Here's how it works:

✅ You refinance your mortgage for more than you currently owe
✅ The difference is paid out to you in cash
✅ You use it to pay off high-interest debt
✅ You're left with one payment, at a mortgage rate, not a credit card rate

It's not the right move for everyone, and there are costs involved, including potential penalties for breaking your current term early. But for many homeowners, the math works strongly in their favour.

📩 Let's look at your equity position and find out if refinancing makes sense for you.

Being your own boss is one of the best financial decisions you can make. Getting a mortgage while self-employed? That part requires a different strategy.

Traditional lenders qualify borrowers based on T4 income, a straightforward number that doesn't reflect how most self-employed people actually earn. If you write off business expenses (and you should), your declared income on paper is often lower than what you actually bring home. Lenders see that lower number and approve you for less, or decline you entirely.

Here's what your options actually look like:

✅ Stated income programs — some lenders will consider your gross business revenue rather than net declared income, with strong credit and equity
✅ Bank statement programs — some alternative lenders assess your actual cash flow using 12–24 months of business banking
✅ Alternative and private lenders — offer more flexibility for non-traditional income, typically at slightly higher rates with a path back to prime lending
✅ Strong down payment — a larger down payment can offset income documentation challenges with certain lenders

The key is knowing which lender and which program fits your specific income structure. That's not something a bank will shop for you.

📩 Self-employed and ready to buy, renew, or refinance? Let's find the right fit.
