Photo source unknown but man is it spot on. Fixed rates and variable rates don’t move at the same pace or for the same reasons. Variable is a good strategy if you can take on the risk and it suits your goals, keeping in mind that it can also go up and that it moves both ways. Fixed rates have slightly increased in the last month and we hope that they will go down, but there is no guarantee about any of this.

Start of 2024 has been good… dare I even say, productive?⁣ 🤓 Rates are dropping and relief is finally coming down the pipe for a lottttt of us.

Nice little Hamilton Mountain Brow shot eh? Also, swipe for my feelings on the Jays losing. (I had to use my editing skills to fix the photo.) Also… this post has nothing to do with the Jays but felt I should acknowledge my disappointment in their loss. Thumbs wayyyy dowwwwwn. ⁣😫

My main takeaway: buy the house you WANT if you can AFFORD it and don’t worry so much about the market. If you plan on living there for a while and you can make the payments work… do it. ⁣⁣⁣ If you are trying to make a quick profit and are worried about the payments, don’t do it.

I find with the real estate market that by the time news trickles down the line, the tides have already changed. By the time everyone realized in January 2022 that their neighbour had sold for $200,000 over asking price, that market already shifted. ⁣⁣

Lately we’ve seen houses sitting on the market with no competition and they’re sitting because 📈rates are wild📈 and people are trying to time the market again. They are waiting for the prices to drop further before getting back out there. ⁣⁣

My third client this past week was in competition (not against 20+ others like last year) but a little bit of competition is happening again. If you wait for prices to ”bottom out”, you may be up against several other buyers again. My advice is not that you should buy something just because of the market, my advice is that you buy the house you want that you can afford and don’t worry so much about the market itself. Make the house buying process what it should be about— that you want a home to live in and you can afford it.⁣⁣

To all my first time homebuyers and those who are wanting to sell and buy again— I know you’re tired and are taking a well-deserved break from realtor.ca… I get it. Since 2020, it has been a literal S**T SHOW 😵‍💫 Ridiculous bidding wars, no conditions allowed and adding at least $150,000 to every list price. It has been intense and totally unpredictable.⁣

However, house prices have dropped 12-20% since March of this year. That is HUGE! It is now finally time to dust off the stress of dealing with 20+ offers on every listing and get back on the horse. Yes, rates are higher (don’t even get me started) but prices are lower, full conditions are back, there is way less competition ANNND houses are just ⁣

Now this is where I come in. You don’t want to start shopping until you know where you are at and what your monthly payments will look like. Technology keeps me organized but a good old fashion phone call to start every interaction is still the way I work. 🤓⁣

A certain unnamed annoying bank likes to claim that they can do a pre-approval in 60 seconds or less but that actually makes ✨ZERO✨ sense. 🫠🫠🫠🫠 I try to simplify the process while also making sure you have a solid pre-approval before you get out there and put in an offer. Imagine it only took 60 seconds to make one of the biggest financial decisions of your life? Hilarious. ⁣

Hello there! It has been a while since I’ve posted and thought it was time to freshen things up over here and reintroduce myself.

So back to reintroductions: my name is Lindsay, and I love normalizing the process of money borrowing and lending in a way that meets you wherever you are.⁣
