With summer coming to an end and fall just around the corner, we thought it was the perfect time for a little throwback.

Long before and in between helping clients navigate their mortgage journeys, John has always made time for something he really enjoys: getting out on his motorcycle.

🏡 Buying a home in Halifax?

Let's Talk About Down Payment Confirmation: One of the biggest delays in mortgage approvals is incomplete down payment documentation.

Here’s what lenders typically need to see 👇

✔️ 90 days of bank statements showing the buildup of your down payment:
The statements must show your name, account number, and the financial institution.
✔️ Proof of where the funds came from: Confirm the funds are legitimate and not
borrowed. Meet anti-money laundering regulations. Ensure your mortgage approval is solid and fully compliant.
✔️ Gift letter documentation (if family is helping) This is usually provided by the Mortgage Lender.
✔️ Confirmation the funds are in your account before closing
✔️ Clear records for transfers between accounts

If your down payment can’t be properly sourced and documented, it can slow down or even impact your mortgage approval.

The good news?
Working with an independent mortgage broker like myself means I can help guide you through the process before it becomes a problem.

Pro Tips💡
This process can feel a bit tedious, especially if funds have moved between accounts but it’s completely normal and something I guide clients through every day.
💡Try not to move funds between accounts during the process.
💡 If using investments, download your history BEFORE withdrawing.
💡Some institutions close accounts at $0, and you may lose access to statements
💡Always download your statements using a web browser (desktop or mobile browser) to ensure they meet lender requirements.
💡If you’re unsure about anything, send what you have to your Mortgage Professional and they will review it and let you know exactly what’s needed.
