At Graysbrook Capital, our private mortgages are short-term (generally 12-24 months) and are equity based. The decision to lend is based on the equity value of the property, and an exit strategy not the borrower's credit. The security for the loan is based upon the fact that the loan will be for no more than 70% of the appraised value of the property.

Nicholas comes to Graysbrook Capital as a seasoned mortgage professional. With over 20 years of experience in the mortgage and finance industry, Nicholas has held various roles with major banks as well as working in the broker world. His extensive background includes expertise in commercial and construction finance, as well as providing innovative cash flow solutions for clients to grow client’s portfolios and improve cash flow. Nicholas has a deep understanding of the financial landscape and is able to tailor solutions to meet the unique needs of each client.

Outside of his professional life, Nicholas lives in Halifax, NS with spouse and teenage son. He is an avid sailor who enjoys both racing and cruising in the summer and skiing in the winter.

💡 For our broker network: You can share this with your clients!

Loan to Value (LTV) is a metric used by lenders to assess the risk associated with a loan.

LTV is calculated by dividing the loan amount by the appraised property value. For example, if you need to borrow $350,000 to buy a house appraised at $500,000, the calculation would be 350,000 / 500,000 = 0.7, so your LTV would be 70%.

The LTV requirements can vary by loan type, by location (urban or rural), risk and property type. Understanding your LTV can help you make informed decisions!
