The Bank of Canada held the policy rate at 2.25% today, which keeps most lender's Prime at 4.45%.

For variable borrowers, nothing changes. But fixed-rates are influenced by bond yield and react to what's happening in the economy. Although Canada's economy is currently doing alright, the outlook is never certain.

An argument can be made for both fixed and variable rates right now.

If you're renewing soon, you don't need to wait for your renewal notice. We can help you explore options now and choose the one that you're most comfortable with.

If you're buying, getting a pre-approval will help you avoid rate fatigue. You can shop with confidence knowing you'll have the best rate, whether things trend up or down.

Having a plan A, B, and maybe even C is the best strategy right now.

If you'd like to go over numbers and options, reach out.

🍂 September in the North. The mornings sharpen. So do the conversations.

There's a clarity that comes with the turn of season up here. The trails go gold, the air has an edge, and the thinking that felt scattered through the summer starts to come into focus.

It's when I get some of my best calls. People who've been sitting on a mortgage question all summer and finally feel ready to ask it.

If that's you, connect with us at 705-588-4747 or [email protected].

💡 You don't always need 20% down to buy a home.

I hear it a lot: "We're saving up for 20%." And for some people, that makes sense. But for a lot of buyers putting down 5% and getting into the market sooner can be the better move.

There's no one right answer. It depends on your savings, your goals, and your timeline. The key is understanding your options before you decide.

That's a conversation I believe is worth having.

📋 The myth: self-employed people can't get mortgages.

The reality: the process just looks different.

In Ontario, especially northern Ontario, a lot of people work for themselves; contractors, small business owners, seasonal operators. The income is real. The challenge is proving it in a way lenders understand.

📬 That renewal letter from your bank? You don't have to sign it.

When your mortgage comes up for renewal, your bank sends a letter with a rate and a deadline. Most people sign it and send it back. But renewal is actually your chance to shop the entire market. Every lender, every product and without penalty.

The rate on that letter might be fine. But fine isn't the same as right. A mortgage that fit five years ago might not fit the life you're living now. Kids, a new job, any lifestyle changes.

That's what renewal is really for. Not just a new rate. A new look at the whole picture.

🏠 The First Home Savings Account is one of the best tools available for first-time buyers right now.

You can contribute up to $8,000 a year, get a tax deduction on what you put in, and withdraw it tax-free when you buy your first home. It combines the best parts of an RRSP and a TFSA into one account built specifically for buying a house.

If you're thinking about buying in the next few years, opening one now — even with a small amount — starts the clock and builds your down payment with a tax advantage.

It's worth having a conversation with your accountant and your broker.

The Bank of Canada held at 2.25% today. Sixth consecutive hold. Prime stays at 4.45%.

Here is what that means

Variable rate? Nothing changed. Six holds is a signal worth discussing.

Renewing? Good window. I compare against dozens of lenders.

Buying? Qualifying rate unchanged. Budget is steady.

Next announcement: September 2.

📋 Sudbury's summer market has its own rhythm.

Pricing here doesn't follow Toronto headlines. Inventory moves at a pace that still gives buyers room to think. And the affordability gap between Northern Ontario and the south continues to attract families looking for more house, more land, and a different pace of life.

If you're thinking about buying this summer, a good fit mortgage starts with understanding the local market. What's realistic, what to watch for, and how to structure your financing around how life actually works up here.

Let's have that conversation.
