BREAKING NEWS! This means that the prime rate will now be at 4.45%. VARIABLE and ADJUSTABLE rates are based on the prime rate. For most people, your mortgage rate is based on prime minus a discount.
**For example, less than 20% down, Prime minus .8% would give you a mortgage rate of 3.65%
WHY VARIABLE over FIXED?
*Variable is flexible. You can choose to stay with variable for your term or lock into a fixed rate at anytime.
*Variable carries a 3 month interest only penalty, whereas fixed is either 3 month interest or Interest Rate Differential calculation, whichever is greater.
