What I learned this week…
Apparently, coming back from vacation is also something you need to plan for.
Who knew?
I learned that you are, in fact, allowed to take a vacation. People will survive. Clients will understand. Work can wait. The world does not implode because you step away for a few days.
But I also learned that coming back from vacation and immediately packing your calendar like it’s a completely normal week is silly.
And unnecessarily painful.
Very unnecessarily painful.
I have been back for TWO WEEKS and I am still catching up.
Oh dear.
So perhaps the lesson isn’t just that I need better systems in place before I leave.
Maybe I also need to protect the week I come back.
Fewer meetings. Fewer commitments. More space to work through the emails, follow-ups, files and approximately 700 things that somehow appeared while I was gone.
A ramp back into work instead of launching myself directly into it at full speed.
And maybe there’s another lesson in here too.
I am allowed to give myself some grace when I don’t get everything perfectly right.
I took the vacation. I actually rested. I came back. Business is busy. Things are growing. And yes, I am still catching up.
That’s okay.
Before the next vacation, hopefully I’ll have better systems.
Hopefully I’ll block off my first week back.
Hopefully I’ll actually be caught up before I leave.
But probably not.
And thankfully, I am a really big fan of lessons.
Because apparently I am going to keep learning them every single week.
At least it gives me something to write about on Sundays.

Staying in Sudbury for the long weekend? There’s actually LOTS happening around town.
First of all… there are 20 open houses happening in and around Sudbury this weekend. So if you’ve been thinking about buying, curious about what’s out there, or you just enjoy a good Sunday afternoon house snoop — go take a look.
And make a whole weekend out of it.
Ribfest is happening at Bell Park with food, live music and activities.
There’s also live music happening around the city, the Sudbury Market on Saturday, Come From Away at the Sudbury Theatre Centre, and lots of opportunities to get outside and enjoy what will hopefully be a beautiful September long weekend.
You could hit an open house, grab some ribs, walk the Bell Park boardwalk, stop for ice cream and pretend summer isn’t almost over.
And if one of those open houses unexpectedly turns into…
“Okay. Wow. We actually really like this house.”

And we’re holding.
The Bank of Canada has once again left its overnight rate unchanged.
For variable and adjustable rate mortgage holders, that means no relief this time around.
But it also means no increase.
And honestly, I think another hold is notable.
We’ve now had a few announcements without movement, and to me, it looks like the Bank of Canada is being very deliberate right now.
They’re watching. They’re waiting. They’re not making a move just for the sake of making one.
And I’m okay with that.
We’ve seen what happens when rates move very quickly. We saw it on the way up, and we’ve seen periods of fairly aggressive cuts on the way down.
Faster isn’t always better.
A slower, more measured approach gives the Bank of Canada time to see how previous decisions are actually working their way through the economy before making the next one.
One important reminder today: Bank of Canada announcements do NOT directly determine fixed mortgage rates.
Fixed rates and variable rates behave differently. Adjustable and variable mortgages behave differently. Penalties can look very different depending on your mortgage and your lender.
And these differences can have a much bigger impact on you than simply choosing the rate that looks best on paper.
This is why I keep saying: work with someone who knows.
Someone who understands the difference between fixed, variable and adjustable.
Someone who understands how your payment will actually behave if rates change.
Someone who understands penalties, prepayment options and the fine print.
And most importantly, someone who can explain all of it to YOU in a way that actually makes sense.
You don’t need to be a mortgage expert.
But the person helping you choose one should be.

What I learned this week…
Sometimes the version of you who built the business isn’t the version of you who can grow it.
And I think I’m learning that in real time.
For a long time, I had to do everything.
I had to learn everything.
Remember everything.
Follow up with everyone.
Figure out the weird files.
Solve the problems.
Catch the things that might fall through the cracks.
And honestly, that version of me built a pretty successful business.
She needed to exist.
But I’m starting to realize that some of the things that got me here might actually be the things I need to let go of to get where I want to go next.
Because the business has changed.
There are more clients.
More files.
More opportunities.
More moving pieces.
And I physically cannot be the system anymore.
So this week I spent a lot of time looking at how my business actually works.
What should I still be doing?
What should someone else be doing?
What am I really good at?
What am I doing simply because I’ve always done it?
Where do we need better systems?
And maybe most importantly…
Where do I need to get out of the way?
That last one is hard.
Because doing everything yourself can feel like caring more.
Being involved in every detail can feel like providing better service.
And handing something off can sometimes feel like you’re doing less.
But I’m learning that building a better business isn’t necessarily about me doing more.
Sometimes it’s about building something that works really, really well without me having to personally carry every piece of it.
I don’t need to become better at doing everything.
I need to become better at deciding what actually needs me.
And I think that’s the version of me this business needs next.

Sudbury has plans for you this weekend.
The Massey Fair is happening.
The Ukrainian Garlic Food Festival is happening.
New Sudbury Days is happening.
And apparently, so are 46 OPEN HOUSES.
So while you’re already out driving around, eating garlic, checking out the fair and enjoying one of the last weekends of summer, maybe casually wander through a house or two.
Even if buying isn’t happening this year.
Even if it’s two years away.
Start dreaming early.
Go see what you like. What you hate. What different price points actually get you. What neighbourhoods feel right. You don’t need to be ready to buy to start figuring out what you eventually want.
And if you ARE in the market right now?
You’ve got 46 opportunities over the next few days.
Might as well make a weekend out of it.

What I learned this week…
I took a full week of vacation.
Actually, 11 days.
I went camping. Got my hair done. Got a mani-pedi. Slept in. Took a naps. Signed myself up for the gym.
I rested.
And most importantly, I spent almost no time sitting at my desk.
Was I completely disconnected?
Absolutely not.
I’d give myself maybe a 6/10 on the whole vacation thing.
There were texts I answered. Emails I checked. Questions that came up.
If pressing, I answered them.
And sometimes I said, “No worries, I’ll get back to you Monday when I’m back from vacation.”
Which was strangely harder than it should have been.
Because when you run a business, the work doesn’t really stop. And I don’t necessarily want it to stop.
I just want to be able to pause.
To step away.
To trust that everything will still be there when I get back.
I literally went camping with Starlink, a solar-powered battery bank and my laptop just in case I needed to run numbers from the side of Lake Superior.
So clearly, we still have some work to do here.
Some of it is internal work. That’s why you find yourself a great therapist.
Some of it is systems. That’s why you build a great CRM.
And some of it is having really great people around you who can keep things moving.
I’m realizing that taking time off isn’t just about blocking vacation days in your calendar.
It’s about building a life and a business that actually allow you to take them.
I’m not completely there yet.
But I’ll take my 6/10.
Because I actually took the vacation.
I rested. I stepped away.
And I’m genuinely looking forward to getting back to my desk and my routine on Monday.
Turns out, I’m still learning how to work less.
But at least I’m finally practicing.

FORTY. THREE.
If you’ve been saying, “Maybe we’ll buy before Christmas…”
This is your sign to get off Realtor.ca and go actually walk through some houses.
This weekend is basically speed dating for real estate.
See the kitchen.
Open the closets.
Judge the questionable paint choices.
Try to figure out where your Christmas tree would go.
Fall irrationally in love with a house because it has a pantry.
And if you find one you love, you’re going to want to know your numbers before someone else loves it too.
Want to get into something before Christmas?
Now is the time.
Go hit some open houses this weekend.
And if you need me to run the numbers while you’re sitting in the driveway debating whether you should make an offer, you know where to find me.
