There's only 13 spots left on the main ice pad ❤❤❤

A dozen in the upper hall, a few outside spots left (we've got some BIG things happening outside!!) and a couple main-entrance spots left.

After those are gone, that's it, that's all!!

Every year, we pour our hearts and souls into making sure this event is more than just "another show"... we make sure it's an EXPERIENCE 🥰🥳💙

Budgeting is hard. Like “I’ll do it tomorrow” hard.
And being told what to do by a budget? Absolutely not. Even when we made the budget ourselves 😂

But when it comes to getting a mortgage, budgeting is kind of the unsung hero.

Lenders don’t just look at your income and say, “Yep, looks good!”
They also look at:
- your monthly bills
- your spending habits
- how much breathing room you have when life decides to life

A basic budget helps you:
- know what payment you can actually live with (not just survive with)
- avoid becoming house-poor and ramen-noodle rich
- prepare for things like rate changes, property taxes, and the “why is homeownership so expensive?” moments

I’m having a LOT of conversations lately that start with:
“I’m terrified about my renewal this year…”

And honestly? I get it.
If you locked in at 1–2% and now you’re staring down 4–5%, that jump feels scary. Like “am I about to lose my house?” scary.

Let me gently say this:
Banks and lenders do not want your house. Trust me! They do not want to be in the real estate business. They want you to stay in your home and keep making payments.

Are some people going to feel the squeeze? Yes.
Are some situations harder than others? Absolutely.
But losing your home is not the goal, and it’s usually not the first (or even second) outcome.

There are options:
• Extending your amortization to lower payments
• Refinancing to pay off high-interest debt
• Restructuring things so your monthly cash flow actually makes sense again

No panic. No shame. Just solutions.

If your renewal is coming up and your brain is already spiraling at 2am (because… same 😅), let’s talk before it feels overwhelming.

Sometimes all it takes is a plan and a deep breath. 💚

Quick rate update because I’m seeing a LOT of confusion…

Everyone’s posting that the Bank of Canada rate is now 2.25% — but that does not mean your mortgage rate is 2.25%.
I wish it worked like that… trust me.

The 2.25% is just the Bank of Canada’s own rate.
Your actual mortgage rate depends on YOUR lender, your product, and what the banks and lenders decide to do with their prime rate or fixed rates.

So if you’re scrolling and seeing people celebrating like their mortgage magically dropped to 2.25%… nope. Not quite.

I just wanted to clear that up because I know how stressful and confusing this stuff can feel. And I don’t want anyone panicking or getting excited for the wrong reason.

If you’re wondering what this actually means for you, just message me.
No pressure — I’ll break it down in normal-people language. ❤️🏡
