Bank of Canada dropped its rate by another 0.25% bringing it to 3%. What does this mean for mortgage rates. Simply put, this rate is linked to banks prime rate, so most banks will now lower their prime rate from 5.45% to 5.20%. In turn, this will affect anyone that has a variable rate mortgage or home equity line. For example, if you have a prime -1% variable mortgage, it will now be 4.20%.

For people with fixed rate mortgages, this rate cut doesn’t have any immediate affect as fixed rates are based on the bond yields. However, with bond yields trending downward, hopefully fixed mortgage rates will follow over time.
