"My friend just got a 4.29% rate, why is mine higher?"

This is one of the most common questions I get as a Canadian mortgage broker. It's easy to assume rate differences come down to bargaining power, but Canadian mortgage pricing is based on a complex risk formula.

Here’s why two people buying homes in the same week can get completely different rates:

1️⃣ Insured vs. Uninsured: Putting less than 20% down requires mortgage insurance, which lowers lender riskβ€”and often results in lower rates than putting 20% down!
2️⃣ Credit Score Tiers: Higher credit scores unlock prime A-lender promotional tiers.
3️⃣ Rate Lock Timing: Fixed rates follow bond yields daily. Locking in 3 weeks earlier can mean a world of difference.
4️⃣ Property Use: Rental properties, refinances, and primary purchases all carry different pricing.
5️⃣ Fine Print: Ultra-low promotional rates often come with restrictive penalty clauses.

Bottom line? Don’t shop for someone else’s rate, shop for the right mortgage term and flexibility for YOUR goals. 🎯

Did you get pre-approved for a mortgage earlier this summer? β˜€οΈπŸ

Here’s what most buyers don't hear until it's too late: Pre-approvals expire after 90 to 120 days.

That means if you locked in your rate back in May or June, that rate hold and lender approval might already be stale.

Before you write an offer on a house this fall, your financial picture including updated pay stubs, debt ratios, and current rates needs a quick tune-up, so you aren't surprised at closing.

This is one of the most confusing surprises a homeowner can get.

You locked in a fixed-rate mortgage contract, but your monthly bank withdrawal suddenly jumped by $50, $100, or more.

What happened?
If your lender collects your property taxes along with your mortgage payment (often called a tax account or escrow account), your total withdrawal consists of two separate parts:

Principal & Interest (This part is fixed and didn't change).

Property Taxes (This part is set by your municipality, NOT your bank).

Why the payment increased:

πŸ“ˆ Municipal Tax Rate Increases: Local cities update their annual tax rates, which increases your overall annual bill.

πŸ›οΈ Property Reassessments: If your home's assessed value went up, your property tax bill followed suit.

βš–οΈ Account Shortfall Adjustment: Lenders review your tax account yearly. If the taxes paid out to the city were higher than what was collected from you, the lender raises your monthly amount to cover the difference and make up for the past shortfall.

The Bottom Line: Your mortgage interest rate didn't change but your property tax bill did!

πŸ‘‡ Confused by a recent payment change on your statement? Send me a DM or drop a comment below, I’m happy to review your lender statement with you and break down the numbers!

Same price. Different cost.

Property taxes, utilities, heating, and upkeep shape your monthly reality.

True affordability starts when you look beyond the initial purchase price.

Know your complete picture before you make an offer.

Let's map out your real numbers!

True affordability comes down to the complete picture. A lower purchase price can quickly be offset by higher property taxes, condo fees, or local utilities.

What looks like a deal on paper might cost you more every month. I can help you calculate the total cost of homeownership before you make an offer.

Clear numbers. No surprises.

Plan your next move with clarity.

Pre-approval is a snapshot, not a contract. Credit is re-checked days before your mortgage closes.

A new monthly obligation can erase thousands in borrowing capacity when timing matters most. A $700/month truck payment is roughly $90K of buying power, gone.

Plan your home purchase with confidence today.
