💰 DON’T WAIT UNTIL RENEWAL

Even if your mortgage renewal is 2 years away, it may be worth looking at your options now.

Switching lenders and reducing your rate could save you thousands in interest.

Sometimes the savings from a lower rate can outweigh the cost of breaking your current mortgage early.

📉 Lower your rate
🏦 Explore other lenders
💵 Reduce your interest costs

You don’t have to wait for your renewal date.

Send me a DM and I can run the numbers to see if switching now makes sense.

The Canadian housing market has cooled in many areas, creating new opportunities for buyers. Lower home prices can mean a smaller down payment, lower borrowing costs, and more options to choose from.

🌉 Did you know? Hammersmith Bridge crosses the River Thames in West London. The current bridge opened in 1887 and is now only open to pedestrians and cyclists after cracks were discovered in the structure. 🚣

What Is a Prefecture?

A prefecture in Japan is similar to a province in Canada.

For example, British Columbia is one of Canada’s provinces. It has its own provincial government and manages services such as healthcare, education, roads, and housing.

Japan is divided into 47 prefectures. Each prefecture has its own local government and is responsible for many of the same regional services.

So, in simple terms:

British Columbia = Canadian province
Chiba = Japanese prefecture

The names are different, but they both describe major regions within a country.

🏛️ Did you know? Mortgages have roots that stretch back centuries—including in Paris, France.

The word “mortgage” comes from the Old French term mort gage, meaning “dead pledge.” It first appeared in medieval France during the 12th and 13th centuries.

Here’s how it worked:
🏰 A landowner borrowed money using their property as security.
💰 If the loan was repaid, the pledge “died” and ownership remained with the borrower.
🏠 If the borrower couldn’t repay, the lender gained the property, and the agreement was also considered “dead.”

While mortgages have evolved dramatically since medieval Paris, the basic idea hasn’t changed much in over 800 years:
Use real estate as security to help make home ownership possible.

It’s fascinating to think that every time we talk about a mortgage today, we’re using a word that originated in medieval France.

Have you ever wondered where financial terms come from?

🇨🇦 What Is the Condo Support Program?

Canada is facing a housing shortage, while some new condo projects are struggling due to higher construction costs, financing challenges, and slower buyer demand.

The federal government has introduced housing initiatives that may help keep projects moving forward and increase the number of homes available across the country.

Some key goals include:

✅ Supporting the construction of new housing
✅ Helping prevent approved projects from being cancelled
✅ Increasing rental housing supply
✅ Encouraging long-term housing affordability
✅ Creating more options for Canadians looking for a place to live

Why does this matter?

Housing supply is one of the biggest factors affecting home prices and rental costs. When more homes are built, it can help improve affordability and provide more choices for buyers and renters.

Whether you’re a first-time buyer, investor, or homeowner, housing policy can have a direct impact on the real estate market and mortgage landscape.

Questions about how housing policy could affect your mortgage plans?

🇰🇷 Did you know some renters in South Korea pay $0 in monthly rent?

It’s called Jeonse (전세).

Instead of paying rent each month, the tenant gives the landlord a large refundable deposit, often 50% to 80% of the home’s value.

Example:

🏠 Home value: $700,000
💰 Deposit: $400,000
💵 Monthly rent: $0

At the end of the lease, the deposit is returned to the tenant.

The system became popular when interest rates were higher and landlords could earn a return on the deposit.

It’s a completely different approach to housing than what we see in Canada.

Would you rather:

A) Pay $2,500/month in rent

or

B) Tie up $400,000 and pay $0/month?

Let me know in the comments.

Why Are Homes So Cheap in Japan? 🇯🇵

Many people are surprised to learn you can buy a house in Japan for less than the price of a new truck in Canada.

Here’s why:

• Japan’s population is shrinking. Fewer people need homes in many areas.

• New homes are often preferred over older homes. Many buyers see houses as depreciating assets, similar to cars.

• Millions of homes sit vacant. These are called “akiya” (empty houses).

• Most demand is concentrated in large cities like Tokyo and Osaka. Smaller towns often struggle to attract buyers.

• Property taxes on vacant homes encourage owners to sell.

A cheap purchase price does not always mean a good deal.

Many low-cost homes need:
• Renovations
• New roofs
• Updated plumbing
• Modern heating systems

Some foreign buyers are finding opportunities in Japan, especially in ski towns, tourist areas, and locations within a few hours of major cities.

Would you buy a home in Japan if it cost less than your vehicle? 🤔
