Total Transparency: Your broker is your advocate. Disclose all debts, assets, and side-hustles early. It’s much easier to solve a problem on Day 1 than Day 21.

Respond quickly: Documents like bank statements and pay stubs have a short shelf life, getting them to your broker in a timely manner helps everyone.

Clear Communication on Rates: General rates can be given at the start, but they won't be finalized until you have a purchase contract. If you are rate shopping, let your broker know. It's just respectful.

Quality Matters: Always provide full PDF statements (all pages included). It saves hours of back-and-forth and minimizes underwriter delays.

Here are some fees to consider when buying:

Home Inspection: ~$500 – $800. This is the best money you’ll ever spend to avoid costs later.

-RMS Measurements: Ensure the square footage follows Alberta’s strict Residential Measurement Standard.
-The Furnace: Is it original? In -40°C, a 20-year-old furnace is not what you want.
-Grading: Does the land slope away from the house? Spring thaws cause floods if the grading is off.
-Windows: Are they triple-pane? Your heating bill will thank you.
