A mortgage renewal landed on my desk today, and it reminded me that fall renewals are already on the horizon. 🍂🏡

If your mortgage is coming up for renewal this fall, you don't have to simply sign the offer your current lender sends you.

This is a good time to look at the bigger picture.

Has anything changed since you took out your mortgage?
Are you happy with your current lender?
Would a different mortgage structure make more sense now?
And most importantly, what options are actually available to you?

Sometimes staying exactly where you are is the best choice.

Sometimes it isn't.

My job is to help you compare the options and understand the difference before you make that decision.

You've found the house you really want.

There's just one problem.

You already own a home... and it hasn't sold yet.

I've had this conversation more than once this week, and there isn't one answer that's right for everyone.

Do you sell your current home first and make your next purchase knowing exactly how much equity you have available?

Or do you make an offer before your home sells, knowing that may put you in a stronger position to get the house you really want?

If you decide to buy first, then we need to figure out the financial side:

Can you qualify while still carrying your existing home?

Where will the down payment come from before your sale closes?

Can we access equity from your current home?

What happens if your current home takes longer to sell than expected?

And probably the most important question:

Would you actually be comfortable carrying both homes for a period of time?

Because just because we can structure the financing doesn't necessarily mean it's the right decision for you.

On the other hand, you also have to ask yourself:

Would you be okay losing the home you really want because you decided you had to sell first?

Sometimes buying first makes sense.
Sometimes selling first is absolutely the better decision.
And sometimes waiting is the smartest move of all.

My job isn't to tell you which risk you should take.

It's to show you what your options actually look like, put real numbers around them, and help you make a decision you're comfortable with.

That's the kind of mortgage planning I've been doing quite a bit of this week.

No question is too basic, and you don’t have to be ready to buy a home to ask.

Maybe you’re wondering how much you could qualify for, whether something on your credit will be a problem, how much you really need for a down payment, or whether the advice you’ve already been given is actually your only option.

Have some late payments showing on your credit bureau?

It doesn’t necessarily mean homeownership is off the table, but what you do next can matter.

Two things I recommend when you’re preparing for a future mortgage:

🏦 Save your own down payment and keep it in a financial institution.

Being able to show a consistent history of saving your own money can help strengthen your overall application. And keeping those funds in your bank account rather than saving cash at home means we can document where the money came from when it’s time for your mortgage.

💳 Keep your credit card balances well below their limits.

Ideally, I like to see balances below 30% of the available limit and lower is even better.

If you’ve had some credit challenges in the past, the goal isn’t to pretend they didn’t happen.

It’s to show what you’ve done since.

Sometimes the best thing I can do for a client isn’t get them a mortgage today. It’s show them exactly what to work on so they’re in a stronger position when they’re ready.

A little piece of news I’m pretty proud to share. 💙

I was recently named Top 20 for mortgage volume in June and Top 20 for both mortgage volume and mortgage units in July.

Numbers and rankings aren't why I do this job, but I won't pretend this one doesn't mean something to me.

Every mortgage behind those numbers represents a real person or family who trusted me to help with an important financial decision.

A first home.
A next home.
A refinance.
A complicated situation that needed a different solution.

And that's the part I'm most proud of.

Thank you to my clients, past clients, Realtors and everyone who continues to refer people to me. Growing my business this way. Through conversations, relationships and trust means more to me than any ranking ever could.

And apparently, quietly doing the work is adding up. ❤️

One of my favourite parts of being a mortgage broker has nothing to do with getting a mortgage approved.

It’s sharing what I’ve learned.

I started this morning at Royal LePage Greenwood doing a mortgage presentation for the Realtors here.

And I genuinely enjoy these conversations.

After 16 years in mortgages, I’ve seen how much easier a transaction can be when the people around the client understand the financing side too.

Sometimes I’m sharing a lender option a Realtor hasn’t come across before.

Sometimes we’re talking about financing for rural properties, mobile homes or unusual situations.

And sometimes it’s simply something that could help their next first-time buyer.

Then the presentation ends, I open my laptop and go right back to the client work.

Today that means closing documents for a purchase, closing documents for a refinance, and a new purchase application to work through.

Two sides of the same job, really.

Helping clients navigate their mortgages — and sharing what I know with the Realtors who are helping them find their homes.

Declined. Declined. Approved.

I’m working on the closing documents for this refinance today, and this one is a perfect example of why the right lender can make such a difference.

Both clients had recently changed employment.

One had graduated from university and started working in their professional career. Their income was strong, but because it was significantly higher than what they had earned previously, two lenders wanted them to have at least six months in the position before they would accept it.

The other applicant had a history of seasonal employment, but had changed both employer and occupation — while continuing to work seasonally.

Two lenders declined the file because of the employment.

But a decline doesn’t necessarily mean the clients don’t qualify.

Sometimes it means I need to keep looking.

I found a lender that was comfortable with the overall employment picture and could look at the file differently.

The refinance was approved — and today I’m preparing the closing documents.

This is the part of mortgage brokering I love.

It’s not about trying to fit every client into the same box. It’s knowing that lender guidelines are different, asking the right questions, and knowing where else to look when the first answer is no.

Same clients. Same employment. Different lender.

My office looks a little different today. 🌲☕️

I’m spending a couple of days camping at one of my favourite places in Nova Scotia, but mortgages don’t always wait until you’re back at your desk.

Today I wrapped up a mortgage for a new home purchase, received an approval on a refinance that will help a client accomplish some important financial goals, and I have another purchase application to review. All while working beside the lake.

When I first found my way into the mortgage business 16 years ago, one of the things I was looking for was better work-life balance for our family.

A lot has changed since then, but I still appreciate being able to do work I genuinely enjoy while making room for the life I’ve built around it.

And wherever my “office” happens to be, my clients still get the same thing from me: a real conversation, personal attention, and someone who takes the time to understand their story before looking for the right mortgage solution.

Because a mortgage isn’t always just about buying a home. Sometimes it’s about using the mortgage you already have to help accomplish what comes next.

And sometimes those conversations just happen to come with a pretty great view. ❤️
