Ladner detached benchmark: approximately $1,303,500 — down about 6.6% from April 2025
Tsawwassen detached benchmark: approximately $1,530,000 — down about 6% year over year
Ladner townhouse benchmark: approximately $983,600
Tsawwassen townhouse benchmark: approximately $924,100
Ladner condo benchmark: approximately $627,000
Tsawwassen condo benchmark: approximately $606,600

WHAT THE NUMBERS MEAN:
South Delta is in buyer's market territory. Prices are down meaningfully from their 2025 levels. Sales are running well below historical seasonal averages. Inventory is elevated. This combination gives buyers something they haven't had in this market in years — time, selection, and negotiating room.

THE PTT REALITY:
With detached homes above $835,000, first-time buyers in South Delta don't qualify for the BC Property Transfer Tax exemption. Budget for the full PTT on top of your down payment and legal fees.

THE OPPORTUNITY:
Motivated sellers, more conditional offers being accepted, and prices that have corrected meaningfully from peak levels. For prepared buyers with financing in place, this is a genuinely interesting window.

The fall market opens the week after Labour Day and quietly closes when the weather turns, which makes it a shorter run than the spring.
