Hi, let me introduce myself. I have been in the financial services industry since 1986 and providing the highest level of customer service as well as the most competitive products in the market has always been my top priority. These two things go together and one doesn't work without the other. As a Mortgage Group Professional, I offer one-stop convenience and impartial advice. Different financial

Institutions and Lenders offer a wide range of mortgage rates, terms, and conditions. By shopping wisely, I can find the mortgage that best suits your financial needs. As your Mortgage Group Professional I will help you understand how different rates, terms and conditions can affect the lifetime cost of your home, your monthly payments and financial flexibility . By presenting your requirements to a variety of Canada's major Lenders, your mortgage can be secured at lower than advertised rates, usually within hours and most often free of charge (oac). I am available 7 days a week and look forward to serving you. "Good mortgage advice doesn't cost..............It pays!"

Same Rate, Different Mortgage

Two mortgages can have the same interest rate and still work very differently.

Prepayment privileges, penalty calculations and how the mortgage is registered can all affect what it costs to make changes later. That’s why comparing mortgages involves more than finding the lowest rate.

A mortgage broker can help you review the details before you commit.

Take Your Mortgage With You

Moving before your mortgage term ends doesn’t always mean breaking it and paying a penalty.

If your mortgage is portable, you may be able to transfer the existing rate and terms to your new property. Lender approval is still required, and the timing rules can be tight, so it helps to look into it before listing or making an offer.

Blend and Extend

Need to access more funds before your mortgage term ends?

With blend and extend, your lender may combine your existing mortgage with the additional funds and reset the term. This can help you avoid breaking the mortgage and paying a penalty.

It isn’t always the least expensive option, so it’s worth comparing the numbers before deciding.

Thinking of Skipping a Payment?

A skipped mortgage payment can help when an unexpected expense comes up, but the payment doesn’t simply disappear. The interest is usually added to your mortgage balance, increasing the amount you’ll repay over time.

Lender rules can vary, so check the cost and conditions before deciding whether it makes sense for you.

September expenses have a way of arriving all at once. Tuition, school supplies, clothing, activity fees and other fall costs can put extra pressure on the monthly budget.

If you’re concerned about how everything will fit, it may be worth reviewing your mortgage before those bills start landing. That doesn’t necessarily mean making a change. It simply gives you a chance to look at your current payments, upcoming renewal and any options that may be available.

A short mortgage review now can take some of the pressure off before the first tuition or supply bill lands.

Standard or Collateral Charge?

The interest rate and payment usually get most of the attention, but it’s also important to know how your mortgage will be registered on the property.

A standard charge can often be transferred more easily if you decide to switch lenders at renewal. With a collateral charge, changing lenders may involve additional legal and registration costs.

A collateral charge can have benefits in certain situations, but it’s worth understanding the trade-offs before you sign. Before you sign, ask how the mortgage will be registered and whether switching lenders later could mean extra costs.

Having the money saved for your down payment is only part of the process. Your lender will also want to confirm where it came from.

In many cases, that means providing 90 days of bank statements. Large deposits or recent transfers may need to be explained, whether the money came from another account, a gift from family, the sale of an asset or another source.

Before moving funds between accounts, keep copies of your statements and any documents connected to the transfer. A clear paper trail can help prevent questions or delays when your mortgage application is being reviewed.

If you’re preparing to buy, I can help you understand what documents you may need before you apply.

For many homeowners aged 55 and older, a large part of their savings is tied up in their home. An Equity Advantage Solution may provide a way to access some of that equity without having to sell or move.

Some people use the funds to help with renovations, monthly expenses or unexpected costs. Others may want to supplement their retirement income or help a family member. The reasons are different for everyone.

Before making a decision, it’s important to understand the costs, how interest is calculated and how the option could affect the equity remaining in your home. I can walk you through those details, answer your questions and help you determine whether it makes sense for your circumstances.

If you’re considering your options in Corner Brook or elsewhere in Newfoundland and Labrador, we can take the time to look at the full picture.

Thinking about buying an investment property?

There’s more to work out than the purchase price and expected rent. The down payment, mortgage payment, property taxes, insurance, maintenance and possible vacancies can all affect whether the numbers make sense.

If you’re looking at a rental property in Corner Brook or elsewhere in Newfoundland and Labrador, I can help you go over the financing before you make an offer.
