As a mortgage broker, I see people get overwhelmed by the thought of a down payment every single day.

My advice? Stop staring at the giant number and start looking at the small, intentional changes you can make right now.

4 ways to romance your daily life and grow your wallet:

The mortgage "stress test" sounds intimidating, but it’s actually there to give you peace of mind.

A lot of people hear the word test and immediately feel anxious. What they don't know is it doesn’t change your actual interest rate or your monthly payment. It’s just a safety net to make sure you’re protected if the economy shifts.

Waiting to file your taxes could cost you more than what you actually owe to the CRA. Heres what you missed this week:

The Bank of Canada opted to keep the overnight lending rate at 2.25% despite inflation hitting 2.4%. This means the prime rate stays at 4.45%, offering temporary stability for homeowners on variable or adjustable mortgages. However, with the next rate meeting set for June 10, potential buyers need to decide if they want to act now or risk a potential jump in borrowing costs later this summer.

On the tax front, the penalties for missing the filing deadline are aggressive. You are looking at an immediate 5% penalty on your balance plus 1% for every month you are late, which doubles if you have a history of late filing. Even if you don't have the cash to pay your bill today, the smartest move is to file anyway to stop the late-filing penalty from growing. Beyond the debt, being late can also pause your GST and Child Benefit payments. DM me if you need help navigating these rate changes or want to talk about locking in a fixed rate.
