Shopping for a mortgage comes with many choices and one of them is: flexibility versus interest rate savings.

An Open Mortgage gives you total freedom.
You can pay off as much as you want, whenever you want, without penalties. The cost of that flexibility is that you’ll pay a higher interest rate. It’s ideal if you plan to sell soon or are expecting a big lump sum like a bonus or inheritance.

A Closed Mortgage gives you the best savings.
You lock in a much lower interest rate in exchange for committing to a set term. Breaking the contract early means paying a penalty, but most closed loans still let you make extra annual payments penalty-free. It’s the go-to option if you plan to stay put and want the lowest rate possible.






Choosing the wrong one can cost you thousands in extra interest or surprise exit fees.
