Life insurance mandatory when getting a mortgage??
Not at all!
However, it’s advised to have one. At least to cover the balance of the mortgage.
This will help that the survivor doesn’t need to worry about making payments on time. Simply focus on living.

Do I need 20% down when I already own or owned a house?
Great question!
If the house is intended to be used by yourself, the owner, then the minimum down payment needed is 5%. Even if it’s your 10th home.

This, of course, has to be in line with what you qualify for and the price of the house.
The minimum for a house under $500,000 is 5%, then 10% for any amount over $500,000 up to $1.5M.
Example: a house price of $600,000: the minimum down payment is $25,000 for the first $500,000 and 10% for the $100,000, $10,000. Bringing the total minimum down payment needed to $35,000.

Beautiful home that got new owners today!!!

After some financial hardship, it becomes harder and harder to pull yourself out of the hole again. It’s not that the opportunities don’t present themselves, it’s that the untrained eye can’t see the benefit and opportunity of financial improvement for the person in the position.

After some deep-dive into the client’s situation, we were able to create a concrete plan that put the client into a better place than before.
It took some work to get all the wrinkles out, but here we are!

Today, March 18, 2026, the bank of Canada announced that they were going to hold the current prime interest rate at 4.45%.
This means that if you are in a variable mortgage, there is no change to your interest rate today.

The next rate announcement is set for April 29, 2026.
