A fund that pays a 6% distribution is not automatically earning you 6%. Part of that cash flow can simply be your own capital handed back to you — which is fine, if you know it, and a problem if you don't.

Fixed or variable isn't a coin flip — the difference can be tens of thousands of dollars over a term.

Fixed rates buy certainty. Your payment never moves, which makes budgeting easy. The trade-off is flexibility: if rates drop, you keep paying the higher rate, and breaking a fixed mortgage early can trigger a steep penalty.

Variable rates move with the market, in both directions. But the penalty to break one is typically just three months' interest. And here's the part most people don't know: you can lock a variable into a fixed rate at any point during your term, as long as the new term is equal to or greater than the time you have left. You're never trapped.
