Quick mortgage tip for seasonal workers on Prince Edward Island!

If you’re a seasonal employee, you may be able to use your EI income to help qualify for a mortgage.

Generally, if you’ve been working for the same employer for at least two years, and you’ve also been collecting EI during your off-season for at least two years, many lenders will consider that income when reviewing your application.

If you’re self-employed in PEI, you can still qualify for a mortgage, and in many cases, you have more options than you think.

One common misunderstanding is that your taxable income is the only number lenders consider. In reality, certain business expenses you’ve claimed can sometimes be “added back” to your income when calculating mortgage eligibility—often up to around 15% of your net income, depending on the lender and your file. This can make a meaningful difference in your approval amount.

There are also alternative programs, including “stated income” or bank-statement style lending, where lenders review 12 months of bank deposits to help determine your true cash flow instead of relying strictly on tax returns. This approach is designed to reflect what you actually bring in, not just what shows on paper.

If you’re self-employed and unsure where you stand, it’s worth reviewing your situation—there are often more flexible options available than people expect.

Most people in PEI think mortgage renewal and refinancing are the same thing, but they’re not, and the difference can cost you money.

A mortgage renewal is when you simply sign a new rate and term with your current lender. It’s quick and easy, but you’re only seeing one option, your bank’s.

A refinance is when you replace your mortgage with a new one. This can let you extend or shorten your amortization, switch lenders, or consolidate debt.

When people in PEI go directly to their bank, they’re usually only offered what that one lender is willing to give them at renewal.

A mortgage broker can compare multiple lenders at once to see if there’s a better rate or structure available before you sign anything.

So the real question isn’t just “should I renew or refinance?” It’s also “have I actually compared all my options?”

Renewal is simple. Reviewing the full market first helps make sure you’re not overpaying.
