The Bank of Canada has decided to hold its overnight rate steady. This means no change to prime rate and no immediate change for borrowers with mortgages, lines of credit or loans tied to prime.
In other words, today’s announcement was a little less “breaking news” and a little more “carry on with your regularly scheduled mortgage payment.”
If you have an adjustable-rate mortgage, your payment should remain the same. If you have a variable-rate mortgage with a fixed payment, your payment will generally stay the same, along with the amount going toward principal and interest.
Now for the important part: if you currently have a fixed-rate mortgage, this announcement does not affect your existing rate or payment.
Your rate is fixed for the length of your term. The Bank of Canada could raise, lower, hold or dramatically stare at the overnight rate, and your fixed rate would remain the same unless you refinance, sell, port or otherwise change your mortgage.
Bank of Canada announcements also do not directly determine fixed mortgage rates. Variable rates are connected to lender prime rates, which are influenced by the overnight rate. Fixed mortgage rates are influenced more by Government of Canada bond yields and lender pricing. This means fixed rates can move between Bank of Canada announcements, even when the overnight rate does absolutely nothing.
A hold also does not guarantee that mortgage rates will remain where they are. Bond yields can change, and lenders can adjust their pricing at any time.
