Last 5 Bullet of May, and that means one week closer to coming home. Here’s what happened this week:

* Countdown: Ok…. I keep saying this, but we are truly in the final weeks to coming home. T-minus 3 weeks till the drive North.

* : Another advantage of heading home is that Harris and Josie will be reunited.

* Arizona Critters: I must say, we have been very lucky. 'Til yesterday, when a swarm of bees found their way into our bathroom. A LOT of them. Panic 😱, but all you can do is shut the door, seal it, and call for help!

* Rates: Still unstable. Insured rates crept up a wee bit.

* Rotary Club of Canmore Golf Tournament: Happening on June 12th. Proud to sponsor dessert again. I organize full-size bars from Le Chocolatier in Canmore. Did you know you can customize the wrapper with your company logo?? It’s sweet! Pun intended!!😂

It’s been another busy week of travel. Looking forward to a bit of downtime for our long weekend.

* Travel: Back home this week from a quick trip to Canada. 🍁 Stopped by Mom and Dad’s sold house for a walk around and say goodbye. 🥺

* : A little flashback to his time at the ocean 🌊

* Fun Times: Have you ever had bar bacon?? Well, I have! Great happy hour with friends, where they drop off a couple of warm slices of bacon. Who does not LOVE bacon?

* Rates: What did I say last week about rates? Some increases this week. Stable? Not this week.

* Memorial Day Weekend: Kind of a big deal down here. No plans for the weekend yet, and looking forward to relaxing!

This week flew by fast, so I’m looking forward to the long weekend. Here’s what happened this week.

* Long Weekend: Back in Canada for the May long weekend, and as expected, it's typical May Long weather! 🥶

* Birthday: A great birthday weekend with friends celebrating all the things.

* : Harris loves hotel life. I swear he is the only dog I know who loves to be left alone in the room for a few hours. Always come back to find him snoozing on the bed.

* Canmore: Movers are booked! Our 3 years in the US have flown by. We are coming home to Canmore!!! I so appreciated my clients who continued to work with me while I was away.

* Stability in Rates: Maybe? Kinda? But some insured rates came down a wee bit last week.

New month, new 5 bullets. Here’s what happened this week:

* Surprise Party: We were surprised on Monday with a goodbye party with our dog park group. Since some of them are snowbirds, they all wanted to make sure to celebrate and wish us well. They even had a cake made. What an incredible group of people. We are so lucky.

* : We have had surprisingly nice afternoons here lately. This simply means we can go to the park around 4:30 without it being too hot.

* Rotary Club of Canmore Golf Classic: Essentially sold out with a couple of sponsor spots left over. Great uptick and support from the Canmore community this year.

* Mortgages: Manulife is offering a Spring Special and offering up to $4,000 cash back on some of their mortgages. The Manulife One is a versatile product and is worth looking at when you are up for renewal.

* Short-term Rentals. Holy smokes! Just saw a new listing for a 1-bedroom in Spring Creek. Obviously, a great area to own one of these properties. Listing price is over 1.1 million.

Final 5 Bullet of April - here we go!

* Spring? It’s the month-end, and the winter weather keeps going, and going, and going. Stay strong, friends.

* Countdown Pictures: Things that I will miss. These sunsets and our dog park.

* : The morning dog park crew is one of the best blessings we have encountered in our extended stay in Arizona. Saturdays and Sundays are a full-on party. Likely 10-15 dogs. We self-police. Aggressive dogs are quietly ignored (and their people). They eventually stop coming. And the funniest part is that it is not even an official dog park. We just meet at the park. Hence, the self-policing. We know we have a good thing. Yes, this would never happen in Canmore.

* Bank of Canada: Announcement coming next Wednesday. According to our friends at Mortgage Logic News, there is only a 25% chance of a rate decrease.

Now that the countdown is on, we realize that there are so many places to explore! Here’s what we got up to this week.

* Travel: Visited Tucson last weekend. Fun drive, off the beaten path with huge vistas and views. We stumbled upon Biosphere 2. Tried to go in for a tour, but pets are not allowed. Next time!

* : Check out this Jumping Cholla. Definitely NOT a snuggly Arizona plant. It was very vibrant.

* : He is a great hotel dog. One advantage of the Arizona weather is that he is welcome to join us in most restaurants on their patios.

* Winter in Canmore: I feel for you all. Very scared that I have become too acclimatized to full-time summer. I will need to toughen up before Sept 1…

* Rates: Still elevated on the fixed side, but seem to have stabilized over the last week. Variables are still a good option.

A conversation this week with a parent who is a co-signor on a file brought up a great topic that people likely don’t understand. What is mortgage insurance? Is it life insurance or not??

* Mortgage insurance is a term loosely used for mortgage default insurance and it's easy to confuse this with mortgage life insurance.

* When you hear the expression: Your mortgage is insured or insurable, this is NOT life insurance. It means that you have a mortgage that is either insured with CMHC, Sagen, or Canada Guarantee and your bank is insured against default.

* Mortgage Life insurance is completely different and separate from your mortgage. This is a monthly premium you pay to have life and/or disability insurances in place. There are a few different options, which I won’t get into here.

* Mortgage default insurance is for the sole benefit of your bank. It insures your mortgage against default. If you don’t pay, the bank makes a claim to have the default insurance payout. Canada has 3 mortgage insurers: CMHC, Sagen, and Canada Guarantee. If you purchase a home with less than 20% down, you are required to have mortgage default insurance. The amount you pay is dependent on your down payment, amortization and mortgage amount.
