Last couple weeks have felt like a blur, and not sure it's over yet. Here's what happened this week:

* Moving: It's truly the last few days. Movers here on Monday. Tenants out of our place in Canmore by month-end. It's amazing how fast 3 years go.

* : Trying really hard to ensure that the wee peanut does not burn his paws this week. Temps are in the 40s. Daily frozen pup cups are in the mix. Today, he may get 2!

* : I won't miss this one aspect of living in a LARGE U.S. city. Late last night, my emergency alert went off on my phone at 2 AM. Public safety alert for an armed and dangerous man wanted for homicide. Scared the daylights out of me! Panic run around the house to make sure everything is locked. Guess CNN will be tracking a manhunt today.

* Rates: Some increases this week due to the usual suspects.

* Kootenay Savings: Looking for a lender in the Kootenays? I've got you covered! Great credit union to work with and always has great rates.

Back into routine after travelling back South to move the final bits. It's been a wild week!

* Wildfires: Thinking of the people of Summerland right now. We left Penticton last Thursday to drive south to meet our movers in Arizona for the final push home, so we missed the stress of last Friday. The video and pictures of the evacuation were frightening, to say the least. I took the picture above BEFORE the Summerland fire started, so you get how smoky it already was.

* Phoenix: And with that, just 10 days till the movers arrive here in Arizona. Three years go quickly, and we will keep very fond memories of our time here. We have spent the week here visiting our favourite spots for dinner.

* : Harris is enjoying his time back south as well with Lulu, Cookie, Bode, Willow, and the gang. He actually sheds less here. Who knew!?

* Lending: It's been an interesting week, as one of my main STR lenders pulled out of Canmore. Too much concentration of lending in one area of Alberta. To me, it makes me nervous when liquidity starts to dry up. This is the case here.

* Rates: Quiet week, rate-wise. We did see a small increase in some quick-close insured rates.

I hope everyone is staying out of the smoke as much as possible! Here's what happened this week:

* Possession: Busy week with some upcoming possessions in Rundle Park. These are short-term rentals zoned as visitor accommodation. If you are still looking for financing, reach out, as I have a good option.

* : Harris is enjoying his routine here. Morning Chuck-It session, followed by a dunk in the channel, followed by a walk with me. Great way to start the day.

* Summer: Summer is ticking away, and we are getting closer to getting home to Canmore. One month till the movers pick up our furniture.

* Rates: Seeing some easing in variable rates on insurable files at 80% loan-to-value. Remember that insurable simply means that you are purchasing a home with 20–35% down, your purchase price is under 1 million, and max 25-year amortization. It's the sweet spot.

* Interesting Email Week: Lots of phishing emails. Crazy, multiple emails all trying to do the same thing. I help my Mom with her email too, and it's wild to see what comes through. She still has a home phone and gets lots of calls.

Still feels a little surreal that we're back home, but getting into some routine again. Here's what happened this week:

* Weather: Summer is heating up, and I, for one, am finding the summer temperatures refreshing. Lots of texts from the dog park folks back in Arizona, and it is HOT there.

* : Happy boy. Water, water, and more water.

* Travel: Remember this Bob Seger lyric from Hollywood Nights? "He'd headed west 'cause he felt that a change would do him good. See some old friends, good for the soul." That will be me come Sunday as I head back to Creston, BC, where I grew up. I get to see some old friends. I KNOW that this will be good for my soul.

* Mortgages: It's been a busy summer market so far. I think I am having one of my busiest May/June/July in a few years. We are looking forward to the movers getting us back to Canmore.

* Rates: Pretty dull, which is nice to see this week. Stay safe and cool out there this weekend!

A bit of a week adjusting back to being home! Here's what happened this week:

* Just a quick check-in today. Settling back in Canada and getting adjusted to the new normal. The new normal being cooler temperatures!

* : Harris is definitely in his element back in Canada. We have a perfect morning loop that includes the Chuck It, off-leash walking, and a little swimming.

* Rates: Mortgage rates are quiet this week. There seem to be lots of buyers in the Canmore market, and properties are still moving.

* Canada Day: Hope everyone enjoyed their midweek day off. Although I suspect a few people have taken today off as well.

* Short-Term rentals: Still have a lender who will look at these in your HoldCo., Operating Co., or personal names. There is some tightening in the lender requirements, but that seems to be more likely because they are condos versus short-term rentals. The Toronto and Vancouver condo markets do impact us in small ways.

First 5 Bullet back officially back home! Here's what happened this week.

* We are back in Canada! What a whirlwind few weeks with an earlier trip home. 3 days on the road with Harris, but he is a trooper. Time to get settled back into the routine. Looking to get some new plants, and I seem to be enticed by these cacti. I wonder why??

* Canada Day: I hope everyone has a wonderful Canada Day holiday with friends and family. We are spending time in Penticton this week as we wait for our furniture to arrive back in Canmore. A new countdown begins. πŸ‡¨πŸ‡¦

* Lender Service: This time of year is always interesting from a service level. It's slower to get approval in some cases due to a variety of reasons. A good chunk of our lender partners are based in Calgary. Stampede is about to get going, spring volume is still a thing, and summer holidays are scheduled. Good to keep in mind the first few weeks of July when negotiating condition dates.

* Mortgages: There are still a few cash-back offers out there if you open a bank account with that lender and have your mortgage payments paid through it. Reach out if you are interested.
