Stop! No financial decisions until you run it by me!

Most buyers think their mortgage is approved once they have an accepted offer.

Not always...

I have seen approvals delayed or reduced because a buyer:

Bought a car
Financed furniture
Moved their down payment between accounts
Changed jobs (even a promotion)
Co signed for someone else (on anything!)

The safest rule?

Do not make major financial changes until you have the keys in your hand.

Think you need 20% down?

For a $500,000 home:
5% down = $25,000
20% down = $100,000

That's a $75,000 difference.

Now let's look at the cost of waiting.

If that $500,000 home appreciates by 5% per year, it could be worth approximately $579,000 in just 3 years.

If it appreciates by 8% per year, it could be be worth approximately $630,000 in 3 years.

That's an increase of $79,000 to $130,000.

Many buyers spend years trying to save a larger down payment without ever finding out what they qualify for today.

The first step isn't saving more.

The first step is getting pre approved.

One of the biggest mistakes I see home buyers make is moving their down payment between multiple accounts.

When lenders review your bank statements, they are not just checking the balance.

They are reviewing:

• Every eTransfer in and out
• Large deposits
• Large withdrawals
• Transfers between accounts
• Unusual transactions
• Sources of funds

Even legitimate transactions can create extra questions and document requests if the paper trail is not clear.

My advice?

Move your down payment and closing costs into one account as early as possible and leave it there for at least 90 days before you buy.

A clean paper trail can mean fewer conditions, fewer headaches, and a smoother approval process.

Great brokers don’t just work in the business. They invest in getting better at it.

Just got back from another incredible event hosted by Scott Peckford. The room was packed with some of the top brokers in the space, each bringing a completely different perspective, strategy, and edge.

What really stands out at these events is the level of thinking in the room. You’re not hearing the same ideas repeated. You’re seeing how different people approach the same challenges in completely different ways.

A few things that stuck with me:

• Connected with agents from all brokerages, not just one circle
• Lenders in the room having real conversations, not just presentations
• New tech that’s actually improving how we serve clients
• Honest collaboration instead of competition

The event itself is open to all brokerages, which is exactly why the conversations are so strong. Different experiences, different models, different insights.
