Manulife Bank Grows Mortgages in Q2
Manulife Bank’s Q2 numbers tell an interesting story for anyone navigating today’s mortgage landscape. Their mortgage portfolio climbed to $28.7B by quarter’s end, with residential lending driving most of that growth—balances grew about 12% year-over-year, 4% quarter-over-quarter, and 6% since 2025 wrapped up. When you factor in other client loans, their total net lending hit $31.75B, marking a 13% annual increase, while average loans and mortgages topped $31.1B in Q2. Credit quality remained steady, too: non-performing residential mortgages sat at $55M at the end of the quarter—still under 0.2% of the residential book. Interestingly, higher-risk Stage 2 residential mortgages dropped to $1.27B from $1.38B, while credit-loss provisioning stayed mostly unchanged. The parent company’s financials show $2.11B net income and $1.92B in core earnings, though the Canadian segment saw net income fall about 22% due to claims and expenses. For those who’ve heard “no” from the banks, remember—there are always alternative routes, especially when you know where to look in the lending world.

Mortgages can seem overwhelming, especially if you’re just getting started. At its core, a mortgage is simply a loan secured by your home—typically paid back over 15 or 30 years. Each monthly payment takes care of principal, interest, taxes, and insurance. There are a few main types: fixed-rate, adjustable-rate, and government-backed loans. It’s important to remember that missing payments could result in fees or even foreclosure. My 18 years in alternative and private lending have shown me that understanding these basics is the first step to finding the right path, even if traditional banks aren’t the answer.
