A ‘no’ from your elsewhere is not a ‘no’ from the universe. It’s a ‘no’ from one lender that only offers their own products.

Mortgage brokers have access to 30+ lenders. One of them is almost certainly a yes.

This is your gentle push to at least find out what you’re actually working with.

So many people assume they’re years away from buying. Then, we run their numbers and it’s... not actually that far. The gap between ‘I can’t afford to buy’ and ‘I can’t afford to buy YET’ is usually just information.

Having no land transfer tax is truly a blessing and something we take for granted in Alberta. I'm here to remind you that this is just another reason to consider buying a home here.

Your bank wants you to think they’re your only option. Spoiler alert: they’re not ☺️

A mortgage broker (aka me) shops your file to multiple lenders so they’re competing for YOUR business instead of the other way around.

What do the numbers look like to buy vs. rent in Calgary?

Disclaimer: this example is based on 5% down, 30 year amortization and an insured variable rate.

Some people might be surprised that the monthly costs of owning a home can be very comparable to renting one.

Now obviously, owning comes with upfront costs, maintenance, and responsibilities that renting doesn’t. I wouldn’t automatically say that buying is better for everyone.
But I do think a lot of people assume ownership is completely out of reach until they actually see the numbers side-by-side.

So, would a comparable like this make you consider buying?

🚩 Red flag if your mortgage broker only tells you what you WANT to hear.

The right broker will have honest conversations with you — even when they’re awkward. Every broker values different things in the way they do their business. For me, I don’t just want to get you a mortgage but I want to make sure you’re set up for success also.

I will tell you if I think that house will make you house poor.
I will tell you if your credit is $* #%
I will tell you if lenders might have an issue with those questionable transactions on your bank statements.
I will tell you if that untraceable $20,000 deposit into your account looks sketchy af.

However, no matter how awkward it may be, it will NEVER come from a place of judgement. I want to work with you to come up with a game plan. Because what use is it to you, if I point out these ‘hard to talk about’ things but offer no solutions.

You deserve someone working with you that looks out for your future, not just a quick approval.
