The Bank of Canada announced another drop in the benchmark rate yesterday; another half a point, dropping to 3.25%🎊
This is great news and everyone is eager to know how it will affect their pocketbook and if they'll see instant savings 🤔

For clients with an adjustable-rate mortgage or home equity line of credit, the interest rate reduction means you are now paying less interest and more to your principal.

For Fixed-rate mortgage shoppers, you'll have to be a little patient as banks don't always adjust rates immediately with the benchmark reduction and it could be some time before those rates fall in line.

As of April 16th New Home Buyers can now withdraw up to $60,000 from their RRSP to put as a down payment on a new home. Tax-free, as long as it's paid back within 15 years. The time before you have to start repayment has also increased from 2 years to 5 years!

Did you know you can take money out of your RRSP tax free to Purchase a Home?

The Home Buyers' Plan (HBP) is a way to use up to $35,000 from your retirement savings (RRSPs) to buy or build a home for yourself or a disabled person. You have to pay this money back to your RRSP over 15 years. You can take money from different RRSPs if they're all in your name, and you won't be taxed if you take out $35,000 or less. Some RRSPs like locked-in or group ones might not let you take money out.

To use the HBP, you must be a first-time home buyer or buying for a disabled person. You need a written purchase agreement to buy or build a home and you must live in Canada when you take
out the money and until you get the home. You should plan to live in the new home within a year of buying or building it. If you're getting it for a disabled person, they should plan to live
there too.
