Tomorrow is the Bank of Canada Rate announcement!

While most economists expect the Bank to HOLD rates at 2.25%, the announcement could still impact mortgage rates, lender pricing, and borrow confidence.
What homeowners and buyers should watch for:

🔹Signals on future rate cuts
🔹Economic slow down concerns
🔹 Inflation outlook
🔹 Fixed mortgage rates tied to bond yields.

Even if the overnight rates stay unchanged, the Bank’s language and outlook can quickly influence the mortgage market.

If you are renewing, purchasing, refinancing, or currently in a variable-rate mortgage, tomorrow's announcement is something to consider when making decisions.

I’ll be posting updates after the decision is released at 9:45 AM ET

Would You Rather…

🔹 Have a lower mortgage payment
OR
🔹 Pay off your mortgage faster?

There’s no one-size-fits-all answer. The right strategy depends on your goals, lifestyle, and future plans.

That’s why understanding your options matters. 💙

Did You Know?

Depending on your lender, you may be able to increase your mortgage payments or make lump-sum contributions toward your mortgage principal each year.

Making extra payments when possible may help you:
• Pay down your mortgage faster
• Reduce interest costs over time
• Build equity sooner

Even small additional payments can make a meaningful difference over the life of your mortgage.

Understanding your mortgage features and prepayment options is an important part of creating a strategy that works for your goals.

Mortgage Renewal Coming Up? 🏡

Many homeowners simply sign their lender’s renewal offer without reviewing what other options may be available.

But renewal time can be an important opportunity to:
• Review your current financial goals
• Explore payment flexibility
• Access equity if needed
• Consolidate higher-interest debt
• See whether a different product better fits your needs today

Even small changes can make a meaningful difference over time.

If your mortgage is coming up for renewal this year, I’d be happy to help you review your options and answer any questions you may have. 💙

Could Refinancing Support Your Goals?

Refinancing isn’t only about changing your mortgage rate — it can also be an opportunity to review your overall financial goals.

Depending on your situation, refinancing may help you:
• Access equity for renovations or investments
• Consolidate higher-interest debt
• Adjust monthly cash flow
• Support major life changes
• Create more financial flexibility

Every homeowner’s situation is different, which is why understanding your options is so important.

If you’ve been wondering whether refinancing could make sense for your goals, I’d be happy to chat.

Understanding Insured Mortgages

One of the most common misconceptions I hear is:
“You need 20% down to buy a home.”

In Canada, many buyers may qualify for an insured mortgage with a smaller down payment.

Mortgage default insurance helps protect the lender and can allow buyers to access homeownership sooner than they may have expected.

Current minimum down payment requirements:
• 5% on the first $500,000
• 10% on the portion above $500,000 up to $1.5M

Every situation is unique, and understanding your options is often the first step toward creating a plan that works for you.

If you have questions about down payment options or homeownership goals, I’d be happy to chat.

Many people assume they need perfect credit to explore homeownership but every situation is unique. 🏡

Whether you’re:
✔️ Buying your first home
✔️ Self-employed
✔️ Renewing your mortgage
✔️ Exploring refinancing options

There may be more options available than you realize.

My goal is to help clients better understand the mortgage process and explore solutions that fit their individual needs and goals.

If you have questions about buying, refinancing, or renewing, I’m always happy to have a conversation.
