Down Payment... what sources qualify? Let's talk options.

Not all pre-approvals are created equal — and the difference between a solid one and a shaky one could cost you the house.

Mortgage insurance. Home insurance. Creditor insurance.
Three different things — and more than one of them gets called "mortgage insurance" which is exactly why people get confused.

Here's the breakdown so you actually know what you're agreeing to.

One protects the lender.
One protects your home.
One protects you.

A lenders, alternative lenders, and private lenders — they each look at borrowers differently. Someone who doesn't fit neatly into one lender's criteria might be a perfect fit somewhere else.

But if you only go to one place, you only get one answer.

My job is to understand your situation and match you to the right product. It isn't just about you getting approved. It's about getting the right structure, the right terms, and the right fit for where you are financially right now.

A lot of first time buyers think their down payment has to come entirely from their own savings — it doesn't.

Gifted funds from an immediate family member are a completely legitimate down payment source in Canada — there are just
specific requirements around how the gift is documented.

If you've been counting yourself out for the wrong reason, this one's for you.

So working with a broker is free — but how do I actually get paid?

The lender pays me a finder's fee when your mortgage closes. Nothing added to your mortgage, nothing out of your pocket.

Lenders pay me. But I work for you.
Watch to find out how that works.

Waiting until renewal to refinance your mortgage isn't always the right choice.

Breaking your mortgage mid-term gets a bad rap — but sometimes the math actually works in your favour. If you're sitting on high-interest debt while your home has equity, waiting until renewal could be costing you more than the penalty ever would.
Every situation is different, but it's always worth running the numbers.

That's literally what I'm here for.
Send me a DM — no pressure, just math.

Your bank is not your only option — and it won't cost you anything to find out what else is out there.

Most people go to their bank out of habit or convenience. But your bank can only offer you their products. A mortgage broker shops multiple lenders and multiple products to find the right fit for you — at no cost to you. 💸

𝐌𝐘𝐓𝐇 𝐌𝐎𝐍𝐃𝐀𝐘

Your credit score matters, but it's not the whole story.

A lot of people assume their credit isn't good enough and never even have the conversation.

Thats why lenders look at the full picture, including your income, employment stability, debt load, and more.

Don't count yourself out before you find out where you actually stand.

Sometimes the smartest financial move is the one that looks wrong on the surface.
A higher mortgage rate. A larger mortgage balance. Both sound like steps in the wrong direction.
But if the trade off is eliminating hundreds of dollars in high interest debt payments every single month — that's not a step backwards. That's strategy.
The numbers have to make sense — which is exactly why running them properly matters.
