I can speak first hand on how much easier it is to collect dividends than it is to collect rent. This is a great read if you're considering becoming a landlord. Historical returns on the stock market doubles that found in real estate. Also, no rent cheques to chase down, and no big mess to clean out when someone moves out.

That being said being a landlord will probably be my long term second job. It can diversify your income and over other benefits. But its exactly that a second job. Know what your getting into before you jump in.
