Have you ever heard of compounding frequency on your mortgage? It sounds boring. It’s not.
Compounding is how often interest gets calculated and added to your balance. The more often it happens, the more interest you pay on interest, even at the exact same rate.
Fixed rates compound semi-annually by law. Variable rates depend on the lender, and with some, your compounding frequency even follows your payment schedule. Switch to biweekly or weekly payments, and interest can start compounding that often too.
