Plot Twist

After months of anticipating rate cuts, markets are now pricing in a strong possibility of a 0.25% Bank of Canada rate hike on October 28.

There’s also growing talk of stagflation, when inflation stays high while economic growth slows.
Historically, it’s a tough spot. Raising rates helps cool inflation but can slow the economy further. Cutting rates encourages growth but risks pushing inflation higher.

We’re not there yet, but the Bank of Canada has some tough decisions ahead.

A little something outside of mortgages! 🎃🍂

Living in such a supportive community, I’ve been wanting to find ways to give some of that support back.

I’ve recently started volunteering with CML Snider
School Council, and it’s been so nice getting to know a group of parents who are just as excited as I am about making this a great year for our kids!

We’ve been busy putting together a little Mini Midway for Wellington Pumpkinfest this Saturday, October 17th, from 10 AM to 2 PM!

We’ll have four fun games, prizes for everyone, and tickets are just $2 each. All proceeds go toward field trips, outdoor play equipment, and special activities for CML students.

And a HUGE thank you to these wonderful local businesses who stepped up and donated some fantastic prizes!

🍁 Midtown Brewery (Swag and Gift Cards for adult or kiddie bevy) Midtown Brewing Company
🍁 The Messina Movement (4 class pass for her wonderful, make your body feel loved movement classes- perfectly timed for post morning CML drop off).
🍁 Home Hardware (SO MANY TOYS- dare I mention a dumpling squishy is one of them!) Nash Home
🍁 La Condesa (gift card for all of our favourite tacos and margaritas!) La Condesa
🍁 Canadian Tire (gift card for anything your heart desires from Canadian Tire)
🍁 Drake Devonshire (gift card for some lakeside dining Drake Devonshire )

I love seeing our community come together for the kids, and I’m so grateful to everyone who’s helped make this happen! It’s not too late to donate- reach out if you’d like to donate a prize!

If you’re heading to Pumpkinfest on Saturday, come find us! Bring the kids, play a few games, and say hello. I’d love to see you there! 🎃

Teamwork makes the DREAM work!

Getting the mortgage is one thing. Having the right people around you for what comes next is where it gets interesting.

A good team doesn’t disappear after closing. Your mortgage agent, realtor, lawyer and other professionals are often working behind the scenes, sometimes before you even realize you need them.

Thinking about a move? Wondering if a refinance makes sense? Eyeing an investment property? When you have the right team, they’re already ten steps ahead and ready.

The goal isn’t to build a team for one transaction.
It’s to build a team that knows you, knows your goals, and is ready when your next move comes.

I’ve built a network of professionals that I LOVE working with and referring. People who work hard, communicate, collaborate and genuinely care about getting you where you want to go.

Because when your team works well together, everything gets easier for you ✨

Reviews like this are the reason I love what I do.
Buying or refinancing a home isn’t just about finding a mortgage. It’s about having someone in your corner who will think creatively, solve problems, and keep going when things get complicated.
I’m so grateful for the trust my clients place in me, and even more grateful when they take the time to share their experience.
Thank you for your kind words. It was truly a privilege to help you.
If you’re looking for mortgage advice that’s built around your goals, not just today’s rate, I’d love to help.

Not all mortgage approvals are created equal.
If you’ve worked with me before- you’ve often heard me say “It depends on the underwriter!”

Your mortgage agent isn’t the one who approves your mortgage.
The lender isn’t usually the one reviewing every document either.

The real “decider” is the underwriter.

They’re the ones who:
✔️ Verify your income
✔️ Review your credit
✔️ Assess the property
✔️ Make sure the file meets the lender’s guidelines

Planning a mortgage is building a strong application before it ever reaches the underwriter, while also anticipating questions, solving potential issues, and matching you with the right lender from the start.

I plan for every scenario to ensure it’s a smooth experience (or as smooth as can be!)

Watch a bee for a minute, and you’ll notice something.

It doesn’t stop at the first flower. It explores, gathers what it needs, and sometimes it even takes a rest where it feels safest and most comfortable.

Finding the right mortgage isn’t about the first conversation and the best solution rarely comes from the first option.

Taking the time to explore different lenders, products, and strategies can uncover opportunities that better support your goals, your lifestyle, and your future.

That’s what I do for you- I take the time and ensure it fits for you.

Because the right mortgage shouldn’t just look good on paper-it should feel like the right one.

Sometimes the most expensive decision is avoiding the penalty.

One of the first things people tell me is:
“I can’t refinance... my penalty is too high.”

But that’s only one piece of the puzzle.

Here’s a real example from a client I recently worked with.

They wanted to refinance to access equity for an investment opportunity. Their mortgage had a $9,000 prepayment penalty, and they almost walked away because of it.

After reviewing their entire financial picture, we found that refinancing would improve their monthly cash flow by about $4,000. That meant the penalty was effectively offset in less than three months. Over the remaining three-year mortgage term, the projected financial benefit was approximately $100,000.

Does that happen every time? Absolutely not.

Sometimes the numbers say it’s worth refinancing. Sometimes they say it’s better to stay exactly where you are.

That’s why every mortgage deserves a review before renewal. Markets change. Rates change. Your life changes.

Your mortgage strategy should too.

The only way to know what’s best is to run the numbers.

If you’ve been told your penalty is too high to refinance, let’s calculate the actual cost and compare it with the potential savings. You might be surprised by what the numbers show.

One of the most common questions I get is:
“What’s your lowest rate?”
And honestly, it’s one of the hardest questions to answer.

Not because rates aren’t important. They absolutely are.

But a mortgage is more than a rate.

I’ve seen people save a few dollars a month on interest only to pay thousands in penalties when they sold, refinanced, or their plans changed.

The best mortgage is the one that fits your goals, your timeline, and your future plans.

That’s why my first question is usually not “What rate do you want?”

It’s “What are you trying to accomplish?”

A low rate can save you hundreds.

The right mortgage can save you thousands.

Have you ever been surprised by something in the fine print of a mortgage or loan?

A lot of the stress during the home buying process comes from trying to control things that simply are not controllable.

Interest rates.
Competition.
Appraisals.
Changing lender guidelines.
The economy.

The reality is, no one can perfectly predict or control those things.

What you can control is how prepared you are and who you have helping you through it.

A good team helps bring clarity to the process.
A good Realtor helps you navigate the market.
A good mortgage strategy helps you understand your options and make decisions with confidence instead of panic.

The goal is not to control the market.
It’s to have the right people helping you navigate it.

Some days I’m explaining interest rates.

Some days I’m helping someone keep their home.

Some days I’m building financing strategies for new investments.

Some days I’m just the calm voice telling people: “We will figure this out,”

This job is so much more than just rates.

It’s listening, connecting and helping.
That’s why I love it.
