Bank of Canada cuts the key rate by another quarter point (0.25%) as easing cycle slows.

Bank of Canada has decreased their overnight lending rate by another 0.5% to 3.25%.

Does this directly affect your current approvals with fixed rates - no. Fixed rates are based off of Bank of Canada bond yields - bond yields constantly fluctuate and are a forward indicator of what the market thinks the BOC will do - so those have already been priced in.

But if you are in a variable product - which with where current rate trends are going is a very good idea - then yes, you will take advantage of this drop!

What does 2025 hold? Believe it or not according to many of the large bank economists we could see another 1% to 1.25% drop by the end of 2025 as well.

Do we have a crystal ball? No. But a good broker is following market trends and looking at the data, not just trusting the headlines. Back in April many people thought there would not be many rate cuts, and putting people into long term fixed rate mortgages. On the other hand I have been recommending variable rate mortgages all year - and many of my clients are seeing the rewards already.

If you closed a mortgage last year in 2023, or even earlier this year when fixed rates were in the high 5’s there is a good chance you can save money with a refinance or mortgage switch to a more competitive lender.
With bond yields and rates dropping the IRD penalties (especially with the big 5 banks) are likely to increase, and once they do it will be hard for the math on a switch to a more flexible term to make sense.
