❓ Mortgage FAQ

How long does a mortgage approval take?

A typical timeline looks like this:

📄 Pre-approval: 1–3 business days- depending on complexity of the application

🏠 After an accepted offer: Typically 3-10 business days, depending on the lender volumes(how busy they are), if an appraisal is required, and how long you the client takes to get us the required documents

🔑Final mortgage instructions: sent to your lawyer approx. 2-3 weeks prior to possession, depending on the time frames provided in your offer to purchase. Your lawyer meeting to review and sign all mortgage and purchase documents typically will be a week to 10 days prior to possession.

The smoother the documentation process, the faster we can move your file forward.
