🛠️ RENOVATED THIS SUMMER? Don’t forget your insurance.

Unreported upgrades can reduce the amount your insurer will pay to rebuild your home after a total loss.

Even if you’ve paid for Guaranteed Replacement Cost, that protection can be voided if changes to your dwelling haven’t been disclosed.

And in today’s market—where rebuild costs are often higher than your policy limit—that could leave you seriously underinsured.

📞 Let your broker know what’s changed.
It could mean the difference of many thousands of dollars.

Ignorance is likely not bliss when it comes to a claim scenario.

Make sure you notify your insurance broker/agent prior to any renovations. If the construction details of your house are not accurate with your insurance company, it can be very costly in the event of a loss.

Is it time to book a review? Make a note to remember to ask your broker/agent what is recorded in their file for the construction characteristics of your dwelling and outbuildings.

🏠 FROM THE BROKER’S DESK

“I didn’t know my tenant should carry insurance too!”

It’s one of the most common misunderstandings we hear from landlords.

👉 Many assume that if they’ve insured the building, the tenant is covered too.
But here’s the truth:

A landlord’s insurance covers the building and their own liability.

It does not cover the tenant’s personal belongings, liability, or additional living expenses if they have to vacate due to an insured scenario.

And on the flip side?
If a tenant causes damage to the property (like a kitchen fire or water overflow), a landlord’s insurer may go after the tenant for the costs.

That’s why we strongly recommend both landlord and tenant policies. It protects everyone involved and it can often be written right into the lease agreement.

If you’re a landlord (or a tenant), we’re happy to help you understand your side of the responsibility.

🏡 FROM THE BROKER’S DESK

“Ever heard of by-law coverage?”

If you haven’t, you’ll be glad you have now.
It’s often an optional add-on that isn’t expensive, but can make all the difference.

Let’s say your home suffers major damage from a fire or windstorm and your insurance covers the repairs…

But what if a municipal by-law or building ordinance requires the rebuild to meet newer standards?

That’s where By-Law Coverage steps in.

It helps pay for the additional cost to bring your home up to current code after a covered loss.

Some real-world examples:
• Mandatory electrical upgrades
• New insulation standards
• 2”x4” framing must now be 2”x6”
• Septic system for new build (Yikes!)
• Foundation (common for cottages).
…and more.

❗ Without this coverage, you could be personally out thousands of dollars.

The good news? It’s often solved with minimal additional premium. Ask about it.

🛡️ FROM THE BROKER’S DESK ( #6) (We share because we care)

“Is $2,000,000 liability coverage still enough in Ontario?”

For years, $2 million in liability coverage seemed like more than enough.

But today?

🏥 A single personal injury lawsuit can easily exceed that amount — especially if it involves:
• A serious car accident
• Injuries on your property (like a pool or icy walkway)
• Dog bites or ATV/snowmobile incidents
• Boating accidents
• Or hosting events with alcohol involved

📊 Fact: Some Ontario injury settlements have exceeded $5 million, and legal costs are rising every year.

📌 Once your policy limits are used up, your personal assets could be on the line — including your home or future income.

✅ The Fix:

Talk to your broker/agent about increasing your liability limit or adding an umbrella liability policy. It’s surprisingly affordable — and it could protect everything you’ve worked for.

🧠 FROM THE BROKER’S DESK (week 5)

Are your valuables fully insured? Don’t assume.

Most insurance policies cap the payout for certain items, even if your total contents limit is high.

Some of those articles can include:
• 💍 Jewellery
• 🎨 Art & collectibles
• 🚴‍♂️ Bicycles
• 🕰️ Antiques
• 🚜 Garden Tractors

Your insurer may only cover a small portion. Sometimes just $1,000 or less per category.

THE FIX:
If you own something valuable, talk to your broker about scheduling the item on your policy.

Scheduled items can be:
- Insured to full appraised or replacement value
- Covered with as little as a $0 deductible

It’s a simple step that can make a big difference when it matters most.
