PROJECT 778 :

When things don’t seem to move fast enough, just keep going.

More updates, albeit slow and overdue - we are happy that two units are getting dry wall up with new electrical wiring and plumbing.

These two units were converted from 2 bedrooms to newer open concept 3 bedroom units. More exciting photos and updates to come.

PROJECT 778 KING :

New windows are finally installed. Of course we had to pick the black framed energy efficient windows. This provides cost savings on heating while also driving the curb appeal of the property. A good looking building will attract top tenants who will make this their home.

We’re not done yet as this had been a prolonged project that is back on track after some tough delays.

This will enable us to provide additional services like ductless splits and washer/dryers - driving the NOI higher with increased rents.

And while the weather is still great, we took the opportunity to reseal the entire driveway and re-painted new parking lines. This will serve as future potential parking income.

Working until the final days of 2022 in order to drive the expected results in 2023!
We updated the common areas in order to attract the right tenant profile and also provide our current tenants with a comfortable building to live in. We updated the dirty, dated and dark hallways with commercial grade floors, brighter wall colours, stylish black trims/railings and energy-efficient lights. We used the same materials to carry on the aesthetics to the laundry area.
More updates are still planned and we’ll provide an update once they are completed.

We’re extremely grateful to add this wonderful property into our portfolio, in time for the Holidays.

This 11-unit building has tons of potential with all rents being below market. Our plans include updates to the common areas and renovations of units as we have tenant turnovers. We have a team already in place and quotes to review.

The building is located in an excellent neighborhood close to the yacht club, parks, schools and key employers.

The closing was not straightforward as we expected but working with the best power team makes the closing enjoyable. We genuinely have an awesome mortgage provider, realtor, insurance agent, property manager and the best lawyer. We are always grateful.

We'll be starting 2023 with a lot of exciting projects. More updates to follow!

We love different styles of video walk-throughs. The one-shot style is our preference as it leads to faster editing and also provides our investors a first-person-perspective of actually being in the property.

The green tape shows that we’re still making minor tweaks to make sure the unit is at 💯 for our tenants.
