Not always.

Many people rule themselves out before they’ve even explored their options because they assume they need a huge deposit sitting in the bank.

The reality? Every situation is different. Lenders look at more than just your deposit, including:

✅ Existing debts
✅ Living expenses
✅ Expected rental income from the property

I’ve had plenty of conversations with people who thought they were years away from buying, only to discover they were much closer than they realised.

I’ve seen investors with one property in a stronger position than investors with five.

Why?

Because the number of properties isn’t what matters.

✅ Equity matters

✅ Cash flow matters

✅ Borrowing capacity matters

✅ Having a portfolio that helps you move forward matters

Owning more properties doesn’t automatically put you in a better position.

A well-structured portfolio with strong fundamentals will generally outperform chasing property numbers for the sake of it.

Quality over quantity every time.

Most people think guarantor loans are only for first home buyers 👀

But something a lot of people don’t realise is they can potentially be used in other situations too, including helping existing homeowners who may not yet have enough usable equity for their next purchase.

That doesn’t mean it’s right for everyone. There are risks involved, lender policies differ, and every situation is different.

But if you’ve been told “you just need to wait and build more equity”, there may be other conversations worth having.
