🏡 Help to Buy can reduce both the deposit you need and the size of your home loan. Eligible buyers need at least a 2% deposit, and the Australian Government can contribute up to 30% towards an existing home or 40% towards a new home.

There’s no rent or interest on the Government’s share, and no lenders mortgage insurance.

For a $600,000 existing home, a $12,000 deposit and the maximum $180,000 Government contribution would leave a $408,000 bank loan. Your deposit and the Government’s contribution are assessed, so your figures may differ. Purchase costs are extra.

The trade-off is shared equity. The Government’s share must eventually be repaid, based on the property’s value at that time. Its dollar value can rise or fall, and ongoing reviews may require repayments when you can afford them.

In Rockhampton and Yeppoon, the current property price cap is $700,000. For 2026–27, taxable income limits are $103,000 for individuals and $165,000 for joint applicants or single parents. You must live in the home and meet scheme and lender criteria. Eligible former owners may also qualify.
