The Macedon Ranges has some beautiful older homes, and a lot of our clients fall in love with them. That's completely understandable. What we make sure of is that they're prepared for the ongoing cost. Older properties often come with ageing roofs, outdated wiring, original plumbing, and foundations that need attention. None of that shows up in the purchase price. A practical starting point: budget around 1% of the property's value per year for maintenance.

On a $600,000 Woodend home, that's $6,000 a year to keep aside, separate from your mortgage repayments. Factor that into your borrowing decision before you commit, not after. That's exactly the kind of conversation we have with buyers every week.
