🏡 If you’re a first home buyer, this may be the opportunity you’ve been waiting for. The Australian Government is rolling out significant changes to the Home Guarantee Scheme, making it simpler and more inclusive for buyers to enter the property market.

📅 From 1 October 2025, key changes include:
✔️ No caps on places 🗺️
✔️ Removal of income limits 💼
✔️ Increased property price caps 💰

The Regional First Home Buyer Guarantee will be replaced by the First Home Guarantee, giving all Australian first home buyers access to the market with a deposit as little as 5% (or 2% for single parents/legal guardians 👩‍👧‍👦) and no Lenders Mortgage Insurance.

Australian Property Market Updates - 2024 Feb

Details here: https://antloans.com.au/market-updates/australian-property-market-update-feb-2024/

The Australian property market in February 2024 showcases remarkable resilience and adaptability amidst fluctuating interest rates and a tight rental market. As sales volumes surge, notably in Sydney and Melbourne, driven by high-deposit buyers, the market reflects a robust demand that defies the economic pressures of high interest rates. The rental sector, facing record-low vacancy rates, contributes significantly to property price dynamics, underpinning a complex but stable outlook for investors and renters alike. This resilience is pivotal as the market navigates through potential challenges and opportunities presented by economic policies and demographic shifts.

As we delve deeper, investment trends highlight a clear preference for core assets, particularly in the industrial sector, benefiting from strong rental growth and a structural supply tightness. Meanwhile, the anticipated tax cuts and possible mid-year rate cuts could inject further vitality into the market. With population growth continuing to fuel housing demand against a backdrop of construction slowdowns, the interplay of supply and demand dynamics remains critical. The Australian property landscape in 2024 is a testament to the market's enduring strength and the strategic agility required to thrive in an ever-evolving real estate environment.

RBA Monetary Policy Decision - 2024

- The Board decided to leave the cash rate target unchanged at 4.35 per cent and the interest rate paid on Exchange Settlement balances unchanged at 4.25 per cent.
- Inflation continues to moderate but remains high at 4.1 per cent, reflecting excess demand and strong cost pressures in the economy.
- Higher interest rates are working to establish a more sustainable balance between aggregate demand and supply in the economy, but the outlook is still highly uncertain.
- The central forecasts are for inflation to return to the target range of 2–3 per cent in 2025, and to the midpoint in 2026.
- Returning inflation to target is the priority.
