In May, Treasurer Chalmers handed down the 2026-27 Budget.

At the centre are changes to negative gearing and capital gains discounts, all somehow under the guise of delivering intergenerational equality. Of course, this feels somewhat nonsensical, given the changes protect those who have already built wealth, including myself, by grandfathering existing arrangements.

These changes may discourage investment, making it harder to save for a deposit or adopt a rent-vesting strategy. That said, property investment remains highly attractive. Hidden in the details is that annual property losses, historically claimed as a tax deduction, will instead be carried forward to offset future profits or capital gains.

In summary, the tax implications may not be as detrimental as first expected, but they may make holding property a little more difficult.

With fewer investors entering the market and no real change in housing supply, I anticipate rising pressure on rents and a slight cooling of the property market.

Now may be a great time to explore your options, whether you're looking to buy your first home or invest.
