I was asked recently, what is the difference between a bank and a lender… good question! 🤔

In the mortgage broking world, we often use the word lender, because it covers more than just banks. Here’s a quick breakdown:

🏦 BANKS

- Can hold your money in savings or everyday accounts

- Offer loans like home loans

💰 LENDERS

- A bigger category that includes banks AND non-bank lenders

- Non-bank lenders usually don’t hold deposits and get funds from investors

⚖️ REGULATION

- Non-bank lenders → regulated by ASIC

- Banks → regulated by APRA

From Scarborough to Yanchep, Perth’s coastal north is riding a property boom!

With its beachside lifestyle, growing transport links and family-friendly communities, Perth’s north-west is pulling in new residents at one of the fastest rates in Western Australia.

“While median house prices in Perth’s North West have grown, these coastal communities remain more affordable than inner Perth,” Stockland general manager WA development Col Dutton said.

“Historically, Alkimos and Eglinton have had lower median prices, and even with recent growth, they continue to provide a more accessible entry point compared with inner Perth areas.”

“Families and first-home buyers are finding real value here, with more affordable homes that make the dream of ownership achievable,” Mr Dutton said.

THE NEWS IS OUT!

The RBA decided to increased the cash rate by 0.25%.

"The board judged that inflation is likely to remain above target for some time and it was appropriate to increase the cash rate target.”

"...Today’s decision marks the first time the RBA has increased the official cash rate since November 2023, which was followed by an extended period of cash rate holds (at 4.35 per cent) before delivering three rate cuts (in February, May and August 2025)."
