Fantastic evening at the Western Suburbs Business Association Property Dinner at the Claremont Football Club last night!

A huge thanks to Nadia Leopardi and Melanie Cronin for the invite.

It was great to reconnect with an old networking colleague, Jonathan Aindow from equNorth, and to hear from a stellar lineup of speakers.

As always, Gavin Hegney delivered sharp market insights. His advice for anyone looking at apartments — whether you’re a first home buyer or investor — really hit the mark:

“Jump on the train line from Mosman Park, Cottesloe, Claremont, through Shenton Park, Subiaco, Leederville and beyond — and do the research on apartments for yourself. I’m personally seeing value in Subiaco.”

Saving for a Deposit?

Most lenders will ask for 5%–20% of the property price as a deposit.

But you don’t always need the full 20% to buy your home. You may be able to get in sooner with a smaller deposit but you’ll just need to factor in Lenders Mortgage Insurance (LMI).

LMI is an insurance paid by you that protects the lender on higher-risk loans (like when the deposit is small). While it’s an extra cost, it can be a smart move if it means securing your home faster.

With the Reserve Bank’s recent 0.25% cash rate cut, here’s what that could mean for your monthly repayments (based on an assumed rate of 5.76%):

💰 $750,000 loan – from $4,380 ➡ $4,260
💰 $500,000 loan – from $2,920 ➡ $2,840

Western Australia’s Housing Supply: Are We Finally Catching Up?

Housing supply challenges in WA have been a recurring theme in recent years, but the latest Australian Bureau of Statistics (ABS) data suggests the situation may be stabilising.

While we’re not yet at the 26,000 new homes per year benchmark set under the National Housing Accord, completions are on track for just over 21,000 dwellings in 2025.

WA’s population is in track for 3.07 million by the end of the year (a 2.0% increase on 2024), & the State’s total dwelling stock will sit at around 1.205 million homes. That equates to 2.55 people per dwelling, compared to the national average of 2.45.

This suggests there is still room for further housing construction, but importantly, the home building market in WA is currently largely keeping pace with demand.

If anyone would like a deeper breakdown of the ABS numbers, I’m happy to share.
