I've always enjoyed analysing property data.

But some of the most important influences on long-term growth aren't neatly captured in spreadsheets.

That's where experience, context and understanding human behaviour become important.

Property data is useful.

But it's not a crystal ball.

One of the biggest misconceptions in property investing is that data can tell us exactly which suburb or property will outperform next.

In reality, most data is historical. It tells us what has already happened.

That doesn't mean it should be ignored.

In fact, data can be incredibly helpful when comparing capital cities and understanding where a market may sit within a broader growth cycle.

But once you've selected a market, the strongest long-term opportunities are often influenced by factors that aren't easily captured in spreadsheets:
