It’s a strategy a lot of people overlook, but for the right situation, it can be a really smart way to enter the property market.

After many years of talking about it, my parents and I are finally heading overseas together. ✈️🤍

I’ll be taking a short break from 15 July to 17 August while we make some special memories and tick a few destinations off the bucket list.

If your property is currently on an Interest Only period, it’s really important to know when that term is due to end and what your repayments will look like once it does.

For some people, this is a natural point to review the structure and see if it still fits their goals. That might mean switching to Principal & Interest, or even refinancing to a more competitive rate, depending on your current situation.

The key is not to let these changes sneak up on you, because your repayment strategy can have a big impact on your cash flow and long-term plans.

In many regional areas, including parts of NSW, you may be able to enter the market sooner compared to metro locations.

When you’re looking at home loans, you’ll often hear two options come up:
Interest Only vs Principal & Interest, but what does it actually mean?

Here’s a simple breakdown.

Interest Only
You’re only paying the interest charged on the loan for a set period of time.
The loan balance itself doesn’t reduce during this stage.

This can mean lower repayments in the short term, which may help with cash flow.
It’s often used in certain investment strategies or specific financial situations, but it doesn’t reduce the debt during that period.

Principal & Interest
You’re paying both the interest and gradually reducing the loan balance over time.
This means your repayments are working towards paying off your home and building equity as you go.
It’s generally a more structured long-term approach.

Neither is “right” or “wrong” it depends entirely on your goals, your cash flow, and how the loan fits into your overall plan.

This is why understanding the structure before you commit is so important.
