That is the fourth rise this year, and for most mortgage holders it means another increase to monthly repayments at a time when budgets are already stretched. It also makes one question worth asking: is the loan you are paying still the best one available to you?⁣
⁣
Lenders do not all move together and they do not all price the same way, and the gap between what a new customer is offered and what a long-standing borrower is paying can widen without anyone pointing it out. The next cash rate decision is on 3 November.⁣

If your home is valued at $900,000 and the loan balance is $300,000, your equity is $600,000 - but not all of it is accessible. Lenders will generally allow you to use up to 80% of the property's value less the outstanding balance, with anything above that potentially attracting Lenders Mortgage Insurance.⁣⁣
