If you're still renting, you've probably got at least one well-meaning Uncle who asks you "Why pay back someone else's mortgage when you can pay back your own?"

We hate to say it, but they're onto something. They're alluding to the fact that buying a house, and making your home loan repayments, builds equity.

Equity is the difference between the value of your property, and the size of your mortgage.

It increases as you pay back your loan, and as property prices increase.

And this is why buying makes so much more sense to us than renting: because your home loan repayments build your equity - not someone else's.

How long does it take to get approved for a home loan?

The answer depends on the complexity of your application, as well as the type of lender you're applying with.

While there are some online lenders that can have a decision made in a matter of a few days, if you want to optimise your options, it's never a good idea to leave your application to the last minute.

You'll also need to factor in time for the property valuation and settlement.

We suggest getting in touch with us a few months before it's time to apply, so we can give you guidance on what the lenders are looking for, and how they're likely to view your unique situation.

Getting started early also means you get to keep your options open, rather than being tied to the lenders with the quickest turnaround times.

It's true there are all kinds of lenders willing to provide finance to small businesses. Not all of them are created equal, and they may not all have your interests at heart.

So, like anything, knowledge is power.

Our top tips for comparing business finance:

– Consider the comparison rate, that is, make sure you're comparing apples with apples, and factoring in all the fees and charges.

– Look at other finance options beyond basic business loans. Perhaps a business line of credit or specialist equipment finance is a better option for you.

– Seek professional advice. We analyse and compare finance for a living, so you can be confident you're getting a more complete picture than if you were to go it alone.

Banks love a good acronym. Here are three you'll come across on your home buyer journey:

LVR: Loan to Value Ratio is how much you're borrowing compared to the value of the property (and accounting for all fees and taxes). An LVR of 80%, for instance, means you have a 20% deposit to contribute to the purchase once you've paid Stamp Duty and other costs.

LMI: Lenders Mortgage Insurance is what protects the bank on the off-chance you default on your loan before you've had a chance to build up your equity. Generally you'll have to take out this insurance if you have a smaller-than-usual deposit (as you'll be considered a bigger risk).

SVR: Standard Variable Rate is the interest rate of a lender's 'standard' home loan. These loan products usually include a lot of bells and whistles, and so will be more expensive than a basic variable loan.
