Our client is a builder and knows the area well, so to him this is a 5 lot subdivision with ability to construct 5 separate stand alone homes 🏡

Securing the site:

Traditional lender was not an option in this instance so we went to a non bank lender after all our initial due diligence was conducted.

Company borrower ✅️

Interest only loan facility ✅️

40 year loan term (YES a 40 year term) ✅️

Favourable servicing ✅️

Purchase treated as a standard investment purchase, not a development site as there is no DA in place ✅️

Construction funding will be equity release and sale proceeds via other properties ✅️

The takeaway? Don't get stuck trying to force a square peg into a bank's round hole.
