It's worth resharing to emphasise the impact of rate hikes on existing mortgage holders, but also on those looking to take out their first home loan.

Existing mortgage holders are wearing higher repayments after three rate hikes in 2026. And for anyone looking to take out a home loan, every rate hike that lenders pass on can chip away at your serviceability, the amount a lender will let you borrow.

Here is the interesting part: in the lead-up to June's pause to the cash rate, some lenders actually started lowering their introductory rates, with a couple of the majors trimming fixed offers, to compete for new business.

The point to all of this? The cash rate is only half the story. Lenders move on their own timeline, so the sharpest deal for your situation is rarely the one making headlines.
