Busy month of March with over $6,600,000 of lending broken down into the following:

🏠 $2,900,000 - Combination of First home buyers moving into their home, along with investors building their portfolio.

🏡$2,500,000 - Refinance activity is still strong ! Clients looking to tap into equity to fund renovations or for investment purposes.

🏘️ $1,200,000 - Commercial lending helping out an SMSF purchase an off the plan unit in Gold Coast.

Deal of the month:

Helped a corporate trustee draw upon equity to pay back a directors loan and refinance debt held in the directors individual name which was initially used to purchase the dwelling.

This not only brought debt under the corporate borrower, but repaid individual debt which held the term deposits as security.

This allowed the director to free up the cash that was held as security to put towards a debt wash through strategy and complete renovations on his investment property.

🚜 $1,900,000 - Refinance & Agri Purchase - Helped clients pull equity from an investment property to purchase farm land. That's Tough.

🏡 $2,000,000 - Home Buyers - Helped first home buyers enter the market in Cairns, Townsville and Brisbane.

🏠 $2,500,000 - Refinance - Refinanced clients to grab equity for renovations, lower ongoing interest and preserve cash flow.

🤑 💰 2025 Settlements and the Year that was. 🤑💰

In 2025, I wrote over $60,000,000 + of residential and commercial loans in my second year in the industry.

Trail book increased by over 240% in the last 12 rolling months.

Retention was strong, and client referrals remain the driving force alongside accountants, lawyers and financial planners.

We put on administration support to assist with volume and spent time on processes, functionality and client service.

The team is growing by another 2 brokers who will focus on both residential and agricultural lending in 2026.

Finished the previous month off with over $4,000,000 broken down as follows:

🏫 $1,440,000 - Commercial purchase of 4 units on 1 title. Very tricky deal as we used a self declared income for the client and had to use a 2nd mortgage (2RM) from another property as the deposit funds to complete the transaction.

🏭 $1,160,000 - Commercial purchase for a mez warehouse for the client to owner occupy and move his business into. Tricky purchase using equity from an investment property under another trust to pull it off. Structuring the leases correctly saved the client GST selling as a going concern.

🏫 $1,400,000 - Purchase and build for 2x first home buyers to move into their home!

Busy busy month and full steam ahead. Not the best result for the month, but keeping the banks honest and getting the outcomes clients deserve.

Last month was the BIGGEST settlement month for my 2 year career as a finance broker and DebtSet.

🏡 Refinance - $3,550,000 - Helped refinance 7 investment properties for my commercial clients, resetting interest only terms to preserve cash flow and cash out funds for further investment.

🏡 Second Mortgage - $375,000 - Used a non-bank lender to provide a quick 2RM position on their property to provide funds to complete a unit complex purchase.

🏡 Purchase - $2,170,000 - Helped 3 home buyers move into their dream home. For one client, I was able to utilise existing equity in their rental property to fully fund the project.

🏗️ Construction - $735,000 - Provided construction funding for a client using an unencumbered land parcel and the equity within. $0 customer contribution 😎

🏫 Commercial Refinance - $1,170,000 - Holy s**t. I have worked on this deal for 12 months. Refinance of 12 tenancy warehouse, owned as a partnership between 2 trusts, saving the client $$$ in cash flow and pay back investors.

No one's doing this stuff.

Another strong month for DebtSet with over $5,200,000 of settlements broken down as follows:

$3,200,000 - 4 property refinance and cash-out across 2 Trusts. This saved the client over $60,000 in interest and provided deposit funds for a commercial purchase 🏘

$1,600,000 - Purchase for an existing client in South Yarra for their forever home. 🏡

$400,000 - First Home buyer in Townsville using the 5% deposit scheme. Great outcome, which allows them to maintain cash reserves for any renovations. 🏠

Finishing the year strong with over $40,000,000 of residential and commercial lending settled for over 50 new clients Australia wide. 🏠

I helped clients purchase their first homes, acquire businesses, agriculture facilities, commercial property purchases, and development funding. 🤑

12 months ago, I packed up my bedroom and moved from the hometown of Townsville to the big smoke of Brisbane.

I worked from my bedroom with a stand-up desk with no fan or aircon and managed with the resources I had.

🏡 House Purchases - $2,295,000 🏡

🌟 Helped a client with a favourable purchase from a family friend, allowing him to put in only a 5% deposit to complete the transaction.

🌟 Refinanced an existing home to use the equity towards the purchase of vacant land and an established investment property.

🚜 Farm Purchase - $960,000 🚜

🌟 Assisted a 5-way unit trust to secure a small farm facility west of Brisbane.

💸 Refinance - $845,000 💸

🌟 Refinanced an existing client moving him from a non-bank lender back to a major. This saved him over $4,000 in interest costs and provided $2,000 cash back.

💸 Commercial Settlement - $900,000 💸

I recently assisted a self-employed plumber who was referred from a trusted accountant to purchase a commercial property to expand his operations. 🚿

I was able to rely upon 1 year of financials, put in place a lease between his entities, and complete the transaction as a 'Going Concern'. This saved the client $90,000 in GST. 🤑

The client was able to secure the tenancy with a $0 deposit, saving the need to crystalise any assets to meet settlement. 💸

Rate: 6.5%
Deposit: $0

A lot of brokers in the industry don't focus on commercial lending given the complexity involved regarding structures, financials, and timeframe.

Finishing the month strong with nearly $4,000,000 of settled refinances broken down as follows:

🏠 $1,600,000 - Refinanced 5 properties to consolidate the clients' lending facilities with one lender, freeing up over $1,500 in cash flow each month.

🛖 $1,000,000 - Refinanced and debt consolidates for the client. This freed up over $1,250 per month in cash flow to boost his savings.

🏡 $800,000 - Helped an existing client refinance and cash out for renovations. They saved ongoing interest AND scored $2,000 cash from the lender.

💸 $450,000 - Refinanced and locked in a 2 year fixed rate to provide the client certainty on their cash flow.

👷‍♂️ $90,000 - Cash out to provide capital to fund upcoming renovations.
